OBJECTIVES
Since the real estate market has taken a major change, there is always room for new opportunities within the real estate industry. After 6 years in the traditional Real Estate industry, it is time to seek a career with a different way of doing business, stable income, benefits, some challenges, and a chance for advancement and rewarding experiences. Education, improvements and pursuing are always the key factors in doing something new and different.

QUALIFICATIONS

  • Presently working as a BPO (Broker's Price Opinion) contractor with Land America Lender Service, Clear Capital, Fiserv Lending Solutions and Asset Valuation & Marketing Inc. Able to handle at least 20 orders per week. Have done 10 orders in 2 days (exterior only). BPO is taking photographs of a residential home with research for 3 Sold Comps and 3 Listing Comps for an estimated value of a home that would sell in today's market.
  • Have gotten involved as REO Listing Agent with California REO Management Inc, all of which had closed. Click here to see what REO Listing I have been working on since January 2008. My experiences as a REO agent are:
    • Checked on occupancy status within 24 hours of received of order
    • Post cash for key(s) and cleanup notice within 24 hours
    • Able to talk to resident on move out date
    • Assist in eviction
    • Re-keying - Had personally changed locks and dead bolts, if keys have been given
    • Made sure property is secured if it is vacant
    • Submit bids from contractors on repairs, trash out, yard work and cleaning with tons of photos before and after repairs
    • Submit report on personal items left behind with photographs on each items.
    • Handled payments for utilities, HOA fees, contractors and other expenses
    • Submit invoices with bills and copy of checks paid every month
    • Submit BPO (monthly until it is sold) and photos of subject property both inside and out, including any repairs or replacement done
    • Prepard property for sale, if repairs have or have not been approved. This include clean up - inside and out.
    • Marketing, which includes creating a virtual tour webpage to be linked up to public website such as MLS Listings, www.craigslist.org, www.sallyfoo.com and other public websites, signpost, flyers on the signpost and inside the home.
    • Prepare guest signup sheet, Broker's Tour and open house.
    • Able to travel to assigned property to check on condition and maintainances
    • Submit status reports
    • Able to request the best and highest offer.
    • Have sold all my REO Listings, including property that had last minute problem which occurred a week before close of escrow.
    • Kept in contact with all parties involved in a transaction for status information
    • Available 7 days a week / 24 hours a day - hardworker
