| Sabino Estates Grading Distribution Requirements |
| In addition to limiting the total amount of grading within Sabino Estates to 20% (ie. total of 80% natural open space), the Sabino Springs Specific Plan requires grading to be distributed among the Estate lots such that an average of 80% of each lot will be designated as natural open space. This requirement is stated on page 99 of the Specific Plan. An average of at least 80% natural open space per lot is equivalent to an average of no more than 20% grading per lot. This average grading distribution requirement prevents grading from being distributed in such a manner that smaller lots get an excessively disproportionate amount of grading compared with their size. |
