Issues I intend to promote:

** Board members have a set meeting date every other month so we (the �board� and
     homeowners) always know when a meeting is scheduled, thus eliminating the task of trying
     to find a date we (the �board�) are available to meet each time we intend to get together. We
     can then work our personal schedule around the set meeting dates.

** Term limits for �board� members � limited to two 2-year terms. This ensures fresh new
     voices and reduces apathy amongst homeowners.

** Look into the possibility of a new property management company.

** Send a survey to all homeowners asking what they like/dislike about our association, what
     changes can be made, suggestions, etc.

** Get current information on our �official� association web page (at the Gassen site) with a
     calendar of events so that everyone knows what is going on at present, and what is
     planned for the future.

** Listing on our �official� association web page (at the Gassen site) of those �problem areas�
     in the neighborhood and what action has been taken (without listing specific names or
     addresses). This will allow homeowners to at least know the concern is being addressed.

** Getting e-mail addresses from all homeowners to allow more timely communication and to
     reduce the expense of mailings.

** Turn over our entrance "monuments" to the city in order to save on repair and future
     replacement costs (in addition to liability insurance).

** Reduce administrative costs, eliminate non-essential spending, and use all monies to beautify
     and improve our neighborhood.

** Be proactive and get feedback directly from homeowners instead of using Gassen (or
     another property management company) as the �middle man� to forward communication.
     The process we currently follow is less personal and reduces effective and timely
     communication.

Changes to rules and regulations I intend to propose:

As far as association rules and regulations are concerned, for the most part I agree with what is currently in place. I would like to see some modifications, however, in addition to some enforcement for those that blatantly disregard regulations�though at present, I am unaware of any who fall into that category.

** Sheds � Instead of requiring a concrete pad, using concrete or treated 4� x 4� treated posts
     are acceptable. Instead of requiring to match existing siding as the home, as long as it is
     meets professional standards and is the same color, it should be acceptable.

** Fences � Instead of requiring a professional contractor, as long as the completed job meets
     professional standards it should be acceptable.

** Satellite dishes - Eliminate the requirement that the dish must be placed on the back or side
     of the home (thus it could be seen from the street) as this may actually be violiating FCC
     regulations.

** Clothesline poles - Allow permanent poles if wanted. For those that wish to go �green,� this
     is a good option as it is estimated that 6-10% of all electricity costs are associated with
     clothes dyers. Painted a dark color they are hardly noticeable, and for the most part, I don't
     think many would be interested in them anyway.

** Yard maintenance � This is one I would consider adding, which would be intended to help
     in keeping lawns free of weeds, and yards with �junk� in them. This would not mean that
     everyone needs a "prized" lawn, but rather just simple maintenance (to at least meet city
     code).

** No exceptions � There currently appears to be �special exceptions� to the rules in regards to
    what some homeowners are able to do. We should either allow something to be done
    completely, or not at all. Special exceptions only bring about resentment and distrust.

The changes above are just things I would like to see happen, though I want to push forward with what everyone wants....not just me. I am open to any point of view, and if you have things that you would like to see changed, I am here to represent you, and will bring the idea up for discussion.

And just to clarify, some people are under the impression that I am looking to put a �police� state in place for our neighborhood. That could not be further from the truth. My goal main goal is to get people involved and encourage everyone to take pride in their home and the neighborhood in which they live. If everyone looked out for one another, we would not only have a beautiful neighborhood, but we would be a highly desirable place to live, with others envious of us!
