Lessee agrees to pay (lessor) John Murray total rent due, to rent this unit for the reservation occupancy dates, to be used as a residence in accordance with all terms and conditions contained within this Lease/Rental agreement. Lessee will be guest of John Murray (owner Summit 411) and agrees to abide by all Tops'l Resort rules and regulations. Lessee as a guest will check-in with the front office of Tops'l Resort and receive Keys, Guest Package, and Incidental Charge Cards. All Incidental Charges must be paid by
lessee upon check-out.

Occupancy Dates: From after 3:00 p.m on __________________ until before 10:00 a.m. on _________________________
-Reservation Deposit of $100 must be received with this agreement. Property is to be returned at expiration of the lease in like condition (less normal wear).
-All rent is due in full a minimum of 15 days prior to start of rental occupancy date. Reservation Deposit is part of the rent.
-Singles less than age 25 are Prohibiteed unless accompanied the entire occupancy by Parent/Legal Guardian. Any reservation obtained under false pretenses will be subject to forfeiture of all rent/deposit, & lessee will not be allowed to check-in nor be allowed to remain in the unit.
- Maximum number of occupants is limited to six.
- Sorry, NO PETS allowed.
- Sorry, NO SMOKING allowed in property or on Balcony.
- No Gas or Charcoal Grilling allowed in property or on Balcony, However 2 grills are available at poolside.
- 3 PM check-in, 10:00 AM check-out Time.
- Free Local telephone service, Free Wi-Fi.
- Cable TV service is furnished.
- Complete Linen, Towels, & Kitchen inventory are included.
Cancellation of Reservation by Lessee:
-Reservations cancelled a minimum of 30 days or more of your scheduled arrival will result in complete refund of your reservation deposit and any payments received.
-Reservations cancelled for any reason 29 days or less of your scheduled arrival will result in complete refund of your reservation deposit and any payments received, less a $50 cancellation fee.
-If the National Weather Service issues an evacuation order for the specific area this unit is located, or Tops'l Resort issues an evacuation order, any unused pro-rated portion of rent will be refunded starting with the day before the effective evacuation order date.
