Most homes require certain testing prior to renting to tenants.  Examples of such testing would be an "XRF" and a "Dust Test".

XRF
- This test will tell you if lead is present in your paint (regardless of how many layers there may be).  An XRF can also determine the concentration of the lead present.  All surfaces are tested in this process. Quality Analytical remains competitive with a fee of $32.00/room; inclusive of the home's exterior.  This testing process results in a lead-free certificate (if the facility is indeed lead-free).  Another XRF option would be for a 1 hour analysis at a flat fee of $180.  Although not as thorough, it may be a cost saver if a certificate is not needed in the particular situation.

DUST TEST
- This test only reveals if you have lead dust contamination.  IT DOES NOT DETERMINE IF THERE IS A PRESENCE OF LEAD PAINT IN THE FACILITY.  One sample per room is typically obtained but increases to two samples per room where windows are present.  When two samples are taken, the first is always taken on the floor while the second wipe is obtained from the window well.  These samples cost $13.00 each and do not include certificate cost.

Harford County, Local (includes Bel Air, Aberdeen, Edgewood, Havre de Grace and Joppatowne) = $65.00
East Baltimore (East of Charles Street, Harford County (north of Bel Air), Cecil County and Southern Baltimore County = $90.00
West Baltimore, Northern Baltimore County and Kent County = $115.00
Annapolis and Queen Anne County = $145.00
Houses built before 1950:
*  Must register with the state at $10.00 per unit, per year.
*  Must have the unit(s) inspected for the lead-free certificate 
            or
*  Meet the the Risk Reduction Standard


Houses built from 1950 through 1978:

*  Must register with the state at $5.00 per unit, per year.
*  Must have the unit(s) inspected for the lead-free certificate
            or
*  Meet the Risk Reduction Standard


Houses built after 1978:

*  EXEMPT!
