1. Plenty water available. The water table in the area is very close to the surface and hence there are unlikely to be any water shortages in the foreseeable future. This is in stark contrast to other new Pune suburbs like Kalyani Nagar, Viman Nagar, Kondhwa, Pashan, Aundh etc. where a rocky bed and an uncontrolled construction boom have seen acute water shortages develop, and these water problems will remain in those areas. The presence of ground water and agricultural land in the vicinity will ensure no water problems here. Water is going to be the most important issue in the near future and you must think about it today.
2. Many wide roads coming up in the area which will ensure good connectivity with the rest of the city.
3. Enough agricultural land in the vicinity will ensure that this area will not turn into a concrete jungle like many other localities and planned development can be expected. (Eg. See Kondhwa. It is a concrete jungle !!)
4. Proximity to Magarpatta City will ensure speedy development in the area as it is closer to the city than Magarpatta.
5. Everything is available close-by and at reasonable prices, much below costs in the city.
6. Household help is very easily available and at reasonable rates.
7. This is the only part of Pune close to the City center, Airport and Station that is left to be commercially exploited, so prices will go up very soon.
8. The Flyover above the Railway Crossings at Ghorpuri (due to come up soon) will ensure excellent connectivity and a huge increase in property prices in the area.
9. Other developments in the vicinity include a Hospital, some clinics, a Go-Karting track etc.
