Building Control
The Plot Ratios and the Site Coverage
are controlled under the BO according to the First
Schedule of the Building (Planning) Regulation.
Site Coverage
Area of site covered by the building.
May have 100% for buildings with height not exceeding
15 m.

Plot
Ratio
Ratio of Total Gross Floor Area to
Site Area.
Sites are classsified into Class A,
B & C depending on the degree of "openness". The more
open the site, the higher the density of development permitted.

Building

Class A Site : abuts on one street
not less than 4.5 m wide.
Class B Site : abuts on two streets
neither of which is less than 4.5 m wide.
Class C Site : abuts on three streets
not less than 4.5 m wide.
- areas enclosed within the external walls, staircases, corridors
and balcony, internal walls, service ducts, lift shaft etc.
- in general, all covered "Areas" within the site.
- loading and unloading areas
- permitted car
park and driveway
- lift machinery and equipment
- air conditioning plant rooms
- sewage treatment plants rooms
- other services : e.g. water tanks, boiler rooms, transformer
rooms, chimneys shaft, refuge floors, refuse chutes and storage chambers

: counters, offices, stores, guard rooms, and lavatories for watchmen
and magement of staff provided only in common areas and not excessive
