46 unit mobile home park on 10+ acres, with room for expansion. Located near the small resort town of Conneaut Lake, the area is a long-time favorite for weekenders from Pittsburgh and Cleveland, and is located within minutes of state game lands and lakes.
The park is approximately midway between Erie and Pittsburgh, 10 miles west of I-79.
Well on site, all equipment is enclosed in an insulated pump house. New pump installed last year. New chlorination tanks were installed approximately four years ago, inspected and approved by DEP (Pennsylvania Department of Environmental Protection). Water is treated with chlorine and tested monthly by a state certified lab. State certified water system operator available. Black plastic pipe underground distribution with meters at each trailer.
Front section of park is overhead, rear section of park is underground. A map and pictures are available showing locations of undeground primary and secondary. Meter bases are park owned.
The main road was paved during initial construction years ago, and has since been patched a number of times.
Several shorter side roads were surfaced with crushed asphalt approximately ten years ago.
A covered mailbox facility is provided near the park entrance.
Completely new system installed several years ago. Large diameter main runs the length of the park and is owned by local sewer authority. All new lateral connections (from each trailer to the main) were also installed and are owned by the park.
