1. Board Meeting

Overlook Board Meeting (Wednesday, March 8, 2000 at 7:00 PM)

Location: Actron Engineering

Address: 13089 60th St. (head south on 58th Street to Ulmerton Rd., turn right, then second left onto 60th Street; building is on left appx. Half way down the street)

All residents are encouraged to attend the above meeting. There will be an open forum at the end of the Board's meeting.

Have a request or complaint?

    1. Submit it in writing to CMC to Cal Brummett’s attention
    2. Send a copy to Beth Borzoni, Secretary; so that the Board has a copy of your letter

If you have a situation that you must call C.M.C., ask for Cal’s voice mail. He will make every effort to get you an answer within 2 business days. If you are having trouble dealing with C.M.C. then please contact a Board Member.

3. Letter from the President

I wish to take this opportunity to talk about a problem that seems to be taking hold in our community. People are talking about changes or improvements that are being considered for the complex without having all the facts. This leads to confusion and bitterness among homeowners. If you have a question about something, please before stewing about it, ask a board member or better yet ATTEND the next meeting. There are only five people on your Board and we can only do so much. This is your home/complex, how about getting involved. We need two people to sit on the Master Association Board and would like to start up some committees to help with such things as erosion at the end of Branch Drive. Most of your Board members also hold down full time jobs. As you working people know there are only so many hours in a day.

Also, the ones that aren't working have things they need to take care of during the day. How about giving your community a few hours a month.

Some of the things we are working on for our near future are new sod, trimming trees, replacing bushes, and adding speed bumps or humps. It would be nice to have other homeowner's input. What's important to you? We also need someone to sit on our "Fine COmmittee". In the last two days, I have had to call neighbors about rules violations. In one case, the individual was downright rude. If somene is violating a rule, they need to STOP. Rember when you moved in you knew this was a deed restricted community with "RULES & REGULATIONS". If you need a copy, call me and I'll get you one. When the rule says "NO overnight parking" and you park overnight, YOUR CAR WILL BE TOWED!!! Remember these rules are made to protect everyone's rights and also the value of your home.

4. Help Protect our Property

If you are a Homeowner and you see kids jumping the fence at the pool, please take the responsibility of asking them to leave. PARENTS please advise your teenagers that they must enter the pool area with a key only!

5. Financial Report

As of January 31, 2000

Total Cash: $174,771.13

Reserves

Painting $67,527.57

Roofing: $81,198.45

Pool/Cabana: $9,705.93

Repaving: $10,373.89

Unallocated Interest: $7,394.53

6. Our New Mailboxes

Aren't our new mailboxes beautiful!! Upon calculating the repairs and replacements to the old ugly mailboxes for the past 18 months, it was determined that we spent appx. $2800.00. We were able to replace the old ones with lovely white PVC type mailboxes for $4000.00 for the entire community. The new boxes come with a 20 year warrenty on the posts. Needless to say the board though this was a wonderful decision with the added bonus of upgrading the look of our community!

7. Are you selling your home?

Please refer to the following as a check list for yourself upon selling your home.

  1. Be sure that the tentative buyer completes an Overlook Application! This is used mainly for information purposes. Contact a board member for an application
  2. Please be sure to turn over your Overlook coupon book for monthly maintenance fees when you turn over your home for the new buyer.
  3. Also, be sure to turn over your copy of the Rules & Regulations for Overlook, as these are very expensive to reproduce if C.M.C. is required to do it.

With your cooperation we can help to eliminate a lot of the confusion recent new homeowners have had! If you have any questions please contact a board member!

9. Dry Cleaner

Clean & Press will pick up and deliver your cleaning. Reasonable rates, they come highly recommended by Overlook residents currently utilizing their service. 397-1950
