3.  Welcome to Overlook

If you are new to Overlook, Welcome on behalf of The Board and all our residents.  We invite you to join us at the meeting on Tuesday evening.  Please take a few minutes to read your copy of the rules and regulations.  All residents are required to comply with these rules & regs.  If you don't have a copy, please contact a Board Member.  When you bought your home, you should have been given a coupon book for your monthly maintenance fees.  These fees are due on the first of each month and are late after the 10th of each month.  Even if you haven't received a coupon book, you are still responsible for the fees each month; so please contact C.M.C. for one.  Thank you!

HELP!  We need non Board Member Residents to serve on Overlook's Fine Committee.  This Committee will give the Board objective opinions as to when a resident is noncompliant with our rules & regulations, and help to determine if fines should be charged.  This is essential in our effort to keep our property values up and make Overlook an enjoyable place to live for all residents!  Please call Carol Muehlbauer or Beth Borzoni if you can help.

6.                   Noise Complaints

If you are having a problem with loud music or noise coming from a neighbors home after 10:00 PM, please call the Pinellas County Sherriff  at 582-6200.

7.                   Trash Receptacles

Please be sure to store your trash receptacles inside your garage or residence the same day that the trash has bee picked up.

8.                   Guest Parking

When you have guests visiting during the day please ask them to park their car in your driveway or in the street.  Our sprinkler heads have been broken due to parking on the grass.

9.  Garbage Disposal

Never, Never, Never dispose of your personal garbage in the pool garbage can.  The pool garbage is only put out once every two weeks.  Feel free to dispose of empty beverage containers or snack containers while you are using the pool area; but perishables should be disposed of with your home garbage on garbage day (Tues. or Fri.).  Nobody wants to smell other people's garbage while enjoying our pool area!  If you don't care about your neighbors, you don't belong n Overlook!!

10.                 Landscaping Committee

Do you have a question or concern about landscaping?  Steve Budd (532-9133) and Joanne Kuzma (530-3090) are Overlook's volunteer Landscaping committee.

11.                Pets

Please remember to clean up after your pet.  Residents have complained about this.  Our lawn maintenance company has also complained.  This is in our rules & regs.  So please do your part!  After all, you wouldn't want your child or grandchild to be the one to step in some animals waste!

12.                Pool Rules

Please remember that children under the age of 12 are not allowed at the pool, unless they are accompanied by an adult over 18.  It doesn't matter if you know your child can swim.  These are the rules here.  It is a liability issue!

13.                Unauthorized Pool Use

The pool is for the use of Overlook Residents and their guests only!  There have been young people from Seabrooke and other local neighborhoods jumping the fence and using our pool.  If you see this, please aks them to leave or contact a Board Member.
