�For your information and reference, these are the terms and conditions of Omaha Storage. � The terms in this agreement apply to the use of all our Storage areas. � 1.Upon signing of a rental agreement Photo ID and proof of ownership is required. � 2.Omaha Storage denies responsibility for any property stored using fraudulent information or actions. � 3.You may only store your personal property that is not alive, dangerous, a hazardous substance, illegal, stolen, flammable, explosive, environmentally harmful, perishable or a risk to our Storage Facility or the property of any other person using our Storage Facility. � 4.In signing this agreement you warrant that you own everything stored and that they are free of any chattel security, other security interest, or encumbrance, except for those items notified to us in writing. 5.Access hours are 7 days a week, between 8am and 5pm. Access outside of these hours is limited and restricted and at request, made 2 days prior. � 6.If you owe us any money we may restrict your access to our Storage Facility until you have paid us all amounts you owe us. � 7.We reserve the right to allocate you another Storage area to facilitate the proper management of our Storage Facility. � 8.You: alone are responsible for securing and locking your boat or vehicle. � 9.Absolutely NO SMOKING inside the premises. � 10.Under no circumstances is there to be any maintenance, fueling, changing of batteries or starting of engines inside the building. � 11.All gas cylinders must be turned off during storage period. � 12.No rubbish is to be left on the property and all water usage is monitored and charged accordingly. � 13.Please do not move, board or handle any other boat or vehicle on the premises, without approval and supervision by the owners or Omaha Storage personnel. � 14.If you wish someone else to remove your boat or vehicle without your presence, please call Omaha Storage and notify us of the persons name, arrival time and your authority for them to remove your property. They will be asked to produce Photo ID upon arrival. � 15.Please be aware of the special security in and around the premises and when departing leave the premises secure. Anything stored in our facility is stored at your every risk. Omaha Storage/owners have no responsibility or liability for any loss or deterioration of, or damage to, anything stored in our facility, however caused, including by water, fire, theft, pest, vermin or any act or omission by us or anyone else. 16.It is a rental condition that all owners carry their own insurance cover against theft, fire, water damage and any other risk that may result in loss. Please provide proof of this insurance. � 17.Omaha Storage is not liable for damage or loss of any boats or property. All insurance coverage is the owners responsibility and the signing of a lease agreement and/or the payment of invoices is acknowledgment that you are aware and accept these rental conditions. � 18.Owners are responsible for any damage they cause to the premises and/or other property stored in the premises. � 19.Omaha Storage is not responsible for any valuables, property, money stored inside or with your boat or property. Please secure all property inside your boat or vehicle. � 20.Upon signing this agreement a two month in advance payment is due. � 21.Omaha Storage invoicing cycle is on a daily, monthly, bi-monthly or long term lease arrangement. You may also be charged: a dishonored payment fee, for any payments made by you that are dishonored; a late payment fee, for every 10 days payment of the Storage Hire is overdue; for any damage to the Storage Unit caused by you; our reasonable costs (including solicitor/client costs) associated with collecting any money you owe us. � 22.We may increase the Storage Hire or any other fee or charge payable under this agreement at any time by giving you not less than one months written notice. � 23.If you fail to pay the Storage Hire within 10 days of its due date and for every 10 days thereafter it remains outstanding, we may, charge you a late fee of $10.00, and restrict your access to our Storage Facility until you have paid us all amounts you owe us. 24.If any amount you owe us remains outstanding for more than three (3) month after the due date we sell the property, by auction, to recover any amounts you owe us. We will set-off against any amount we receive from the disposal of the contents of the Storage area everything you owe us and send you the excess (if any). � 25.This Agreement and the tenancy may be terminated at any time by either party hereto by giving the other party not less than 20 days prior notice in writing. � In signing this agreement, I fully understand all of the above and agree to comply with all rules and regulations herein stated, posted or verbally conveyed.�
