| The Olde Stage Community has nearly 55 acres of Common Area in about 6 non-contiguous areas, and generally abutting the side or rear of homeowner properties. All of the Common Areas are accessible at one or more points from the sidewalks of our community. The OSHOA maintains just over 5 acres of the Common Area as lawn, and contracts for mowing and other landscape services to be performed on this area. The remaining 50 acres are natural Maryland woodland, containing some un-maintained trails, streams and ponds, wildlife, and lots of briers and poison ivy. Olde Stage Community Park There is childrens playground equipment, a half basketball court and a swing set in the Park, located on Pleasant View Drive. The entrance is a paved asphalt path between 14110 and 14106. (Unfortunately this area is prone to vandalism and excessive amounts of trash.). There is also a ball field known as Briercrest Commons at the top of Briercrest Court. The entrance is a paved asphalt path between xxx and xxx. Please report problems to: Sharon Perry, D. H. Bader Management Services, Inc., Property Manager, at 301-953-1955 x14 or to the OSHOA/Common Areas Committee Chairman. The Common Areas and Parks are available to homeowners from dawn to dusk. None of the Common Areas or Park have water, sewer, or electrical hook-ups, and restroom facilities are not provided. Grounds Maintenance Contract Grounds care is provided by OSHOA for just over 5 acres of the Common Area. This service includes regular mowing, trimming, edging, insect control, fertilization, mulching and weeding of common area shrub beds and trees, and leaf removal. No lawn or landscape services are provided by the OSHOA to homeowner property. The lawn and trees between the sidewalks and roadway curbs are the property of the City of Bowie. Mowing is the responsibility of the homeowner, as is incidental tree pruning, and snow shoveling of the sidewalks when required. OSHOA contracts for annual dressing and mulching around these trees. The City of Bowie performs major pruning of street trees every 4-5 years. As there are no common water hookups, the OSHOA encourages all residents to contribute to healthy grounds by watering both your lawn areas and adjacent common areas. Your assistance will be greatly appreciated! Please report Common Area problems to: Sharon Perry, D. H.
