On the east side of this southernmost block of Ocean Drive stands Penrod's, home to Nikki Beach Club and Pearl, that orange-hued haven of hipness. Constructed in 1988, Penrod's sits, as the sign indicates, on the site of Pier Park, named for the recreational pier that jutted out into the Atlantic north of where the present, utilitarian pier now stands at the eastern edge of South Pointe Park.
This tiny Mediterranean Revival structure stands alone among vacant lots on the west side of this block of Ocean Drive. A store in this structure sold swimwear as recently as 1997. Now completely shuttered, its fate is unknown. Given its proximity to the wildly oversized 40-story Continuum just to the south across Biscayne Street (on the site of the old Smith's Casino) and Portofino Tower a/k/a Kramer's Folly (rear) with its soon-to-arrive shops due south, this old building may disappear overnight like the Red Sands or, if preserved, be swallowed up like its Med-Rev cousin at 222 Ocean Drive to the north.
