What is an active adult community?
An active adult community is one that restricts the age limits to its occupants to 55 years of age and older. No children allowed living in an active adult community, except for visits of 7 days or less. To be a qualified owner either one of the spouses has to be 55 years of age. If you are not 55 but your spouse is, you are considered “qualified” to own.
What are the homes like at Minna Terrace?
Beautifully designed three bedroom homes, all of which provide one level living with second floor guest quarters. All of our models feature first floor master bedroom, kitchen with center island, living room and dining areas with cathedral ceilings, a skylight giving all units plenty of natural light. Units have one or two car garage with automatic door openers and full basements providing great storage. Some of the features include hardwood floors, ceramic tile, wall to wall carpeting in bedrooms and second floor foyer, granite kitchen counters, stainless steel appliances, pre-wired security system, central air conditioning and extensive landscaping.
Why do the same style of homes have a range of price?
Each of our homes are priced individually according to specific characteristics, such as: location (end units vs. middle units) general view, walkout basements vs. bulkhead entries, the relationship the unit has compared to the other homes.
Which are the most popular upgrades?
Individuality, we know is very important. Different styles and tastes come into consideration when choosing upgrades. Most people rarely upgrade everything. More often than not we like to send people directly through our own vendors for their upgrades whenever possible. This gives our customer an opportunity to pick from an entire showroom rather than just 2 or 3 samples. A list of vendors will be supplied in our package so you can do your choosing accordingly.
What are the monthly condominium fees?
$175.00
What does my monthly fee cover?
The monthly fee covers exterior maintenance and landscaping of the common areas (including street lights, sidewalks and parking areas) In addition, the condo fee also covers maintenance of building exteriors, snow removal, trash removal and a blanket insurance policy. Once you fill out and submit a lot reservation, you will be given a package with a copy of the master deed and the budget.
Who will maintain the landscaping?
A landscape contractor has been hired to maintain all of the common areas.
What is the tax rate in Shrewsbury and what will my taxes cost per year?
The current (2004) tax rate (the tax year runs from July 1 to June 30) is $9.74 per $1,000 based on the assessed value of the unit.
Can you park a truck or RV on the site?
Commercial trucks, RV’s, and boats must be garaged. There is no onsite parking for boats, RVs or other commercial type vehicles.
Who are the builders and the builder’s development staff?
MetroWest Builders, Inc. is the builder / developer for Minna Terrace project. Mr. Iqbal Ali is the company president that oversees all the projects including MetroWest Builders and Crescent Builders Inc. Mr. Iqbal Ali and his collogues have been involved in building projects for more than twelve years. For details please refer to “prior development experience”.
Do the units have to be owner occupied?
The residences at Minna Terrace do not have to be owner occupied and may be rented. However, whoever occupies the rented unit must meet the age requirement for the subdivision.
Who is the Board of Trustees?
Until the project is completes Mr. Ali and Mr. Azam Mohammad will be the Trustees of Minna Terrace Maintenance association. When the project is completed, a community election will be held to appoint Board members.
Are the unit’s handicapped accessible?
The units at Minna Terrace are handicapped adaptable from the exterior to the interior of the home. A handicapped ramp can be built to accommodate a wheelchair and most doorways on the first level can be customized to accommodate wheelchair access. Handicap toilets, grab bars, vanities and mirrors are also available.
Can I have a pet at Minna Terrace?
Pets are permitted. There are regulations concerning pets in the condominium to ensure pets do not become a nuisance. Owners are required to clean up after their pets, to keep them leashed, and to ensure noise is not an issue.
What is the age of the homeowners at Minna Terrace?
There will be a nice mix of people who will be active and independent. At Minna Terrace the homeowners will be age 55 or older. Minna Terrace will be a very appealing lifestyle giving its location and style. It will be comprised of retirees, and those approaching retirement. However, we also expect people who are still quite active in their careers.
When will the project be complete?
The project is scheduled for completion in the summer of 2008.
Do I get a chance to inspect the quality of construction of my home during construction?
You may visit your new home while it is being constructed. However, due to insurance liability you must be accompanied by a MetroWest Builders staff member and fulfill the standard safety requirement (i.e. hard hat and proper shoes)
Do I own the land?
Yes, you own the land in common with all the other unit owners. The units are owned by fee simple.

BUYING PROCESS

How does the buying process work?
Once you have decided on a unit, you must reserve that unit. The deposit required to do a lot reservation is $1,000. You will be under no obligation to purchase the unit at this time and your deposit is fully refundable should you change your mind. You will have a 15-day period to review the condominium documents (or your attorney) and all the options and upgrades. If you decide to purchase the unit after this 15-day period you will enter into a Purchase and Sale Agreement. At this point, a 10% deposit is required.
When will my home be complete and ready for occupancy?
The completion of your home depends where it is scheduled on our construction schedule, as well as having all your selection and upgrades in and ready to go. Keep in mind backorder items can often hold up the construction process. We try to keep our construction at an even pace throughout the year.
When do I get to select what goes into my home?
We feel that it important that out client be able to personalize their home. You may be limited to what you can select if your home is presently under construction and where your home is in the construction process. You will be able to select your personal options and upgrades at the signing and deposit of the Purchase and Sale Agreement.

THE SURROUNDING AREA

Where are the medical facilities?
Worcester UMASS Medical is only minutes away. There is also a brand new state of the art Medical City in Worchester’s downtown area as well as other area facilities and Hospitals. Great accessibly to Boston area hospitals is also just 50 minutes via the Mass Pike (Rte 90).
Where can I shop?
For everyday needs there are many options from Supermarkets (Super Stop & Shop), Wal-Mart, and Home Depot etc all within a 15-minute drive. There is also the Shrewsbury Village Shopping Mall, which is less than 5 minutes from the development, which offers a variety of stores for of shopping.
What is there to do in the area?
Nearby to Minna Terrace there is a wide assortment of fun and conveniences, such a fine restaurants, up-to-date shopping malls, outlet stores, golf and other sports. You will discover many places of worship, renown medical facilities and services for seniors. There is also a brand new “state of the art” YMCA fitness facility located minutes from Minna Terrace.
