Rates
June, September, December-March $1400/wk
July and August: $2100/wk
April, May, Oct, November $1000/wk
There is a 8.5% lodging tax on this home
June-Sept rentals are Saturday-Saturday only, checkin 2:00pm, checkout 10:00am
Nightly rentals Oct-May, $300/night 2 night minimum, $700/3 nights
Rentals crossing between rate periods will be pro-rated.
Occupancy is a max of 10 persons ($100/night per person in excess of 10)
Deposit Info
Once a verbal confirmation is received, you have three days to place a deposit to hold your reservation.  50% of the rental total is required to hold your reservation, with the remainder and security deposit due 45 days prior to the first day of your stay.  If you are reserving within 45 days of the start of your stay, then the entire amount, as well as security deposit, is due immediately.

PLEASE NOTE!  I take reservations on a first come first serve basis (with the exception of the right of second refusal policy noted below).  I've had multiple inquiries about some of the more popular vacation weeks (July 4th, Columbus Day, New Years, etc...) and the inquiries typically come at about the same time, thus I give the reservation to the first person who commits to signing the lease and submitting a deposit.
Payments
I prefer personal checks up to two weeks before your stay, if you are reserving within two weeks of your stay than I only accept PayPal.
Reservations & Squatting
I offer all rentors the right to reserve the SAME week or weeks in the next calendar year, but that must be done within a week of the end of your rental period.  Thus I start accepting new reservations 50 weeks ahead of time.  All repeat rentors are given a $100 discount on subsequent WEEKLY rentals.
Right of Second Refusal
Because the summer months book up so quickly, I've implemented a policy of second refusal.  The person staying in the house has the right of first refusal on a given week.  If you are interested in a particular week in the next calendar year that a current rentor has the first rights to, then you can fill out the lease and put down a $100 semi-refundable deposit on.  If the current rentor re-rents that week, then you get back your $100 deposit, if they don't rent, then you have the right to either reserve it or not, if you reserve it, the $100 goes toward the rent, if you don't, then you've forfeited the $100.
Security Deposit
A $400 security deposit is required for all stays, no matter how short or how long.  The security deposit is due 45 days prior to your stay.  It will be returned to you immediately upon satisfactory inspection of the premises.  In the years I've been renting out this house, I've withheld $101 total of security deposits.
Refunds
For US renters, full refunds will be given up until 45 days prior to the first day of your reservation.  After that, a full refund, minus 10%, will only be given if the vacation home can be re-rented for the given week.  For non-US renters, no cash refunds will be granted, but rather, a similiar rental period week in the same calendar year or the next calendar year will be offered.  If not accepted, then you will forfeit your deposit.
Off Season Rentals
This home is available for rental year round.  However, housekeeping will not be provided Oct-May, so please leave the home as clean as you found it.  Also, in mid winter, it's a good idea to access the house only with a four wheel drive or front wheel drive vehicle with good snowtires.  The access road is maintained year round and several residents commute in and out daily, but sometimes it takes the plows up to a day to get to the road.  The house is fully protected with a fully automatic backup generator, so power outages will only cause a temporary disruption. 

If for any reason you can not reach the house (road not cleared, bad weather, etc...), call me at 603 557-0856 and I will arrange for you to stay at a nearby hotel in Newport. ME until the road is cleared.
