| TEAM APPROACH Our team approach will be to join together with the client in a partnering environment where we, together, provide leadership and guidance during the preconstruction, construction, and post construction phases of the project. The members of our organization selected to your team will be totally aware of, and understand, the necessary team relationship that is to be fully developed with the client and other team members. Monument Builders, Inc. (MBI) will carry out our responsibilities and duties in a professional manner. Through our experience, we have come to realize the importance of placing the client�s needs first. Our company not only believes this philosophy, but we live it. To understand the needs and goals of the client at the earliest possible point, we propose conducting several focused planning sessions with the client, openly communicating with the key representatives, designers, and facility administrators who are the decision-makers. We are cognizant of the fact that the final cost of the project is the true cost that concerns our client. MBI�s efforts during the preconstruction phase are critical because the cost savings potential diminishes as the design progresses. This early dialogue will position the general construction team to thoroughly review existing assumptions and will optimally situate the team to fine tune the budget and contract documents. One of the keys to a successful project is a well thought out and well executed plan of action. During the preconstruction phases, the construction team will develop a plan on how your project can be built in the shortest time and with the least cost. The plan is the basis on which the project costs are estimated. It is our role to conduct including a thorough review of the design and program work completed to date. We will initiate a cost control and quality assurance program to maximize cost efficiency for this project. We will lead a proactive team approach to seek out potential problems and timely resolutions including the identification of long lead material and equipment items incorporated into the project program. During the preconstruction phase we anticipate organizing and establishing procedures to respond to program modifications with early detection of potential schedule and cost impacts so that the program adjustments are immediately and accurately assessed. MBI will recap all pertinent and known facts recorded to date in order to confirm our understanding. We will provide an assessment of critical activities with specific recommendations for a team-oriented action plan. Further, we will provide a preliminary budget evaluation and outline specific recommendations for the preconstruction requirements relative to planning, budgeting, design review, and value engineering analysis. We will recommend the early release of bid packages, and develop a preliminary Construction Phasing Plan. Our in-depth preconstruction program ensures success by recognizing and addressing potential problems and planning the project so that it can be executed in a cost effective and timely manner. MBI undertakes this process by understanding what the client wants and working directly with the other project team members. The process of planning, discovery, engineering, designing, selecting team members, estimating, scheduling, and cost savings are all part of the most crucial phase of a project�s development. This phase lays the groundwork for a successful budget, cost control and schedule. In addition, MBI will: - Develop an integrated project schedule that accurately coordinates and monitors the activities of all the project participants; - Identify long lead material and equipment items incorporated into the project program; - Organize and establish procedures to respond to program modification with early detection of potential schedule and cost impacts so that adjustments to the project are immediately and accurately assessed; - Prepare bid packages for phased release to optimize scheduled construction duration on time completion. |
