| MANAGEMENT APPROACH Our commitment to our clients is to provide them with preconstruction and construction services as to satisfy their needs and ensure total success. MBI�s management and operational objectives include the following: - Establish open lines of communication and validate the project team�s assumptions including a thorough review of all design and program work as it is developed; - Implement a cost control and quality assurance program that will maximize cost efficiency for the project. The cost control program is based on a standard chart of accounts for the CSI 16 divisions of work. The final budget as established by the GMP is frozen in time and only documented budget revisions are allowed during the construction phase; - Develop an integrated project schedule that accurately coordinates and monitors the activities of all project participants. The project schedule shall be updated and published bi-monthly during the preconstruction phase and monthly during construction. During construction, a near term schedule for a three-week time span is utilized by MBI to monitor day-to-day progress and is updated on a weekly basis at the subcontractors� meeting; - Formulate a proactive team approach to seek out potential problems and efficiently manage timely resolutions, including identification of long lead material and equipment items incorporated into the project program; - Organize and establish procedures to respond to program modification with early detection of potential schedule and cost impacts so that program adjustments are immediately and accurately assessed. |
