COST MODELING

  - MBI�s initial priority will be to coordinate a team effort to define the project scope;
  - A detailed �model estimate� based on this conceptual scope of the project will be generated immediately to afford the team a baseline budget from which to evaluate the project as visualized;
  - Based on preliminary sketches and before systems are finalized, alternate building components such as structure, skin, mechanical and electrical systems, and finishes will be analyzed;
  - As the owner/architect/contractor team reaches decisions, this budget will be updated to make certain all parties are always working with a current set of numbers;
  - The �model estimate� assists in transition to design development by allowing early assessment of owner desired enhancements and their evaluation with relation to budget constraints.

COST SAVING SOLUTIONS/ESTIMATING

  - Continual cost savings analysis during the pre-construction and construction phases will be performed as a primary method for maintaining the project within budget;
  - MBI�s extensive cost database, new surveys and subcontractor involvement are three sources used for collecting current, applicable cost data for review by the project team;
  - The owner and architect will be provided estimates, which reflect Building Components, and System Studies, Material Substitutions, Design Changes, Constructability Alternatives and Quantity Reductions;
  - A Guaranteed Maximum Price (GMP) will be established any time the client is satisfied there is adequate definition and documentation to define the scope of work for the project.
