Requirements for subdividing large parcels of land into building plots, commercial plots and industrial plots.

• A survey sheet prepared by a licenced land surveyor shoeing the proposed subdivision.
• Approvals from the following Authorities/Agencies prior to commencement of Subdivision works and on completion to their satisfaction, certificates of completion must be obtained.
  • Town and Country Planning Division
  • Drainage Division - Ministry of Works and Transport
  • Water and Sewerage Authority (if area is sewered)
  • Highways Division -Ministry of Works and Transport  if required
  • Chief Fire Officer
  • An Environmental Impact Assessment report may be required based on the nature and typr of developmental works to be carried out
• After all the requirement are met and are to the satisfaction of the Diego Martin Regional Corporation, final approval would be granted with the issuance of a Developmental Completion Certificate. Only for Commercial and Industrial Sites.

In cases where Multi-Story, Multi-Tenant buildings are to be constructed, the following preliminary approvals must be sought and obtained Prior to the commencement of such buildings:

• Town and Country Planning
• Chief Engineer - Ministry of Works and Transport
• Chief Fire Officer
• Drainage Engineer - Ministry of Works and Transport
• Water and Sewerage Authority (if area is sewered)
• Water and Sewerage Authority (where swimming pools are to be constructed)
• In some cases the Diego Martin Regional Corporation may require the Professional Engineer to stamp and certify that the engineering drawings meet the acceptable requirements of the building industry.

Where a particular structural element is not the code or the standards or limits of the particular structural element are exceeded.  It will be necessary to retain a professional engineer registered with the Board of Engineering to undertake a structural analysis/design and provide the Local Authority with a sealed drawing that demonstrates compliance with the structural design requirements.

Some examples of when a design under the seal of a professional engineer is required are:

• Reinforced concrete basement foundation walls and footing that exceeds 12m (39ft. 4in.) in length or varies from minimum standards.
• Reinforced concrete basement foundation foundation walls and grade beams supported on piles
• Underpinning and repairs to severe structural damage
• Concrete retaining walls
• Grade beam and pile foundation for additions of 2 storeys or more
• Steel framed structures
• Unconventional framing
