I'd like tell you a little bit about myself.
From my mother's side I come
from Giuliano di Roma but I was born in Rome in 1974.
I worked in France,
Australia, Kazakhstan and I also traveled in China. Last summer I spent a
week in Tofino, Vancouver Island.
Because of my experience, I'm
trying to make my dream a reality! My dream is to start a business
offering services to expatriates, foreigners, Italian migrants and people who
are in love with Italy. That's why I resigned from my present job on the
3rd of October in order to dedicate myself to this project on a full time
basis. Presently, I'm writing a Business Plan for my project so that I can
apply for financial assistance from the government. If approved, I plan to
restore an old building and open a B&B in Giuliano di Roma. The
B&B will be finished at the end of the year.
In the mean time, I'm
working as a project manager for a couple of clients: one of them (an
Italian, journalist) wants to buy and restore a country stone house in Ciociaria
(in the countryside of Giuliano di Roma) surrounded by a beautiful piece of
land; the other (an Australian lawyer) owns a piece of land in Isola d'Elba
and asked me if I could help him what he can do with that land.
These are
some services that I can offer:
- If you own a parcel of land in
Italy and you want to build a house, I can assist you with the help of local
professionals (surveyors, lawyers and architects) in presenting a building
project to council and steering you in the right direction so that you can avoid
legal issues with Council.
- If you like to restore an old house, I would
like to be your project manager. My duties are as follows:
1. Searching for a reliable architect, workers and tradesmen and
2. Overseeing the job, updating you, solving problems, and
keeping the lines of communication open with you.
- If you already own a
property and you would like to sell it, I could help you in raising the value of
your property.
For example, at the moment I'm showing people a
beautiful piece of land in Ciociaria that has an old country house. It's
just in front of Pisterzo, over the main street.

The
land is in the "Comune" di Giuliano di Roma (in the Province of
Frosinone) 100km south of Rome.
I'm really in love with this land which
is now on sale. I think that the price is very reasonable:
less
than 200,000 euros for 8 Italian "ettari" (8 hectares = 19.768 acres).

As you
can see from the pictures the house has to be restored since the roof has to be
fixed and bathroom needs proper modern plumbing.
However, because the house
is next to the street (@ 2 meters) it can be connected to water, electrical and
gas utilities.
It's possible to run an "Agriturismo" in the land
(very popular in Italy) as a Business, getting subsidies from the
government.
As you know, with 200,000 euros, in Rome you can only buy a
studio (monolocale).
An other interesting point is that in Giuliano di
Roma there's a network of people, me included, ready to develop projects (like
restoring old buildings, running an agriturismo and writing business cases to
apply for financial aides to the government) to raise the value of the
property.
In Giuliano di Roma - I'm talking about the historical center -
all the old houses have been bought by agencies and as such and there are no
more houses available for sale. As for myself, I'm investing my money in
restoring an old building in one of the little streets of Giuliano for my
B&B.
I know that the labour is very expansive in Italy, but buying the
old building is very cheap (@ 40,000 euros) compared to Umbria and
Toscany.
