We don't do anything about run down properties. We are appalled and dissapointed with the amount of homes that are allowed to deteriorate, and remain that way.

They need to listen to members concerns and look at the big picture. We had no comment on our very large acre+ property as far as clearing it or maintaining it since it was vacant and not within 100 feet of another's structure. We decided to clear it and make it fire safe to the tune of $4500 and then the environmental office started getting on our backs, and have even charged us a bogus charge of $275 for work that was obviously not done nor needed and now won't remove the charge Is this the reward we get for making your neighborhood safe. We don't even live in LWW and are pretty much thinking about never living there now.

There have been times when there are thought to be violations in building / landscaping codes. They may or may not have been approved. Suggest that the EMC do a better job of a patrolling type inspection.

Many existing houses with LWW are a mess. Environment Management only seems to be interested in new house construction.

The EMO has always been very helpful when I have questions about what I can do on my property. They've recommended good contractors for projects and been open to questions about what can or cannot be done on our property.

Too many approvals based on exceptions to the rules instead of needs or parity of lots. Variances should only be issued when a situation exists that prevents the owner from enjoying full use of his property due to a condition or elevation problem, not to permit storage of RV's or jet skis.

I think there should be a checkbox that says "No Opinion" on each of the questions on all of these sheets. I had to check boxes on this sheet which are not true because I was not given the option to abstain. I can't even decipher what the difference is between the 2nd and 3rd choices of question 86.

I need a option of "no opinion" for questions 86 and 87. I have no experience with the Environmental Management Office, and I have no opinion regarding how they perform their work. I answered 86 1,2 & 3 because that was the order in which the items were presented, because the survey would not let me proceed unless I checked boxes, not because I have an experience with the office. When parking an RV or boat on your LWW property the requirement to install a screen is silly. Why do we need to do that?

i am very disappointed that we have so many poorly maintained homes, weeds, junk sitting out, and I feel that they should be giving notices and more of a priority than going 28 miles an hour on our streets.

I have found the EMO office to be very accomodating and good to work with.

There are bylaws established RuleR-6.30.20 to clean up the unsightly homes amd surroundings. I'm extremely unsatisified with what we have to live around. I and many others take the time and effort to keep our places up and the only way any action is taken on those who don't is if one of us complains, that isn't my job. A selected committee should do monthly checks in all areas and give warnings and/or citations. That is what is done by almost all HOA's. One help would be th grandfather all renters now and NOT ALLOW ANY MORE RENTERS, THEY DON"T CARE WHAT IT LOOKS LIKE AND HAVE NO OWNERSHIP IN WHAT GOES ON HERE. Our homes are to big of an investment to allow others to bring the value down and deter from a healthy, clean, and safe environment. (THE BIGGEST PROBLEM)!!!!

Lisa York has come out to our property twice in the past two years for fire safety inspections, and has been very helpful.

Doing a great job overall, but some rules are inconsistently applied. For example, some homeowners were allowed seawall perimeter on the lake, while others who asked were denied and required to riff-wrap. People who don't secure permission should be made to remove their additions, or fined, or else the rules should be removed.

We've done significant improvements these past 3 years. I've found both Lisa and Phylis (sp?) to be helpful, consistent, and serious about their roles and responsibilities. Lisa has been especially helpful making suggestions to our projects and plans that allowed us to achieve what we wanted while staying within the rules and guidelines.

Even though I was required to put screening around my propane tank, I see many other houses whose tanks do not have them. This bothers me.

There was supposed to have been a noise meter reading for the homes that back up to Pleasant Valley Road, nothing has ever been done, though I understand we "have" a noise meter.

There are areas of the Association that need to be cleaned up - I see trash cans, vehicle parts, boats, etc. on Woodland Loop and Sun Forest especially but in many areas generally. I would like to see these issues addressed without my having to call and complain.

Rental property is out of control! No inforcement of association by laws.

Need to provide a means to enforce all regulations in an equitable manner. Someone needs to ensure that all CC&R's are being enforced. Do we know who might be in charge?

It would be nice to see the rules regarding boast and trailers and rv storage be enforced around the entire area in the same manner they appear to be if you live on the lake. I've seen boats, rvs ,trailers, etc stored in the open all around the association except at lake front properties. Several renters aren't aware of the rules and seem to be allowed to get away with everything!

The Environmental Management Superintendent is both dishonest and self-serving. She should be terminated and replaced with the Assistant Superintendent.

We are not sure which department is responsible for the enforcement of the CC&R's that regulate the appearance of the structures and the yards of the homes in LWW. There are more than a few homes where neglect has significantly affected the overall desirability of living here. In addition, in the interest of reducing fire danger, more has to be done to enforce the removal of dead trees, thin the manzanita bushes, and eliminate Scotch Broom. We are referring to private homes, and not the public areas which seem to be very well taken care of.

It's hard to business with the Environment group when your only there on weekends. Calling during the week to conduct business is also hard, when your calls isn't returned. I have people that will do stuff around my home on weekends, but I need Environmental's OK whick means that they need to return calls. LWW Association needs to remember that Owners that live there on weekends also pay the same Association Dues that full time Owners do.

I can't put up a fence to separate my yard from the woods outside of LWW, but there are houses within a few blocks that are falling apart - start with 14981 Sun Forest/Nutmeg, a yellow "manufactured home" that is literally falling apart.

I see too many homes with multiple cars parked all over, lots not maintained with clutter piled at the side of homes etc. EMO should be patrolling, looking for these types of violations. I see a lot of violations as I drive around. Propane tanks, garbage cans, junk, trees that should be removed for fire safety, Scotch broom along the roads. Now Campaign signs are popping up and I have never read about any one being cited

There are so many variances given, the restrictions are becoming meaningless. Notices for variances need to more clearly describe what is being requested. The final decisions on approval or denial need to be published so members are better informed. It is difficult to know what happens without attending endless meetings.

We completed an extensive remodel of our home in 2007. We were appalled to receive a letter demanding that we enclose our new propane tank. At that time we received the letter, we had not completed all of our exterior remodeling. We have owned our lot for 31 years, built our home 22 years ago and have kept up with the obvious rules/standards restrictions regarding remodels, construction, etc. We immediately complied with the request, but I think that letter was so unfair because all one needs to do is drive around and see homes that have been here for years, without enclosures around r propane tanks. So, those of us who recently remodeled get "picked on"? We would really like to see more enforcement of these propane tank enclosures to make it fair for everyone. Our question here is: how will you be enforcing this in the future? Also, someone ought take a good look at the form letter that goes out requesting enclosures, it's a very demanding, rude letter. We are "clients" residents of the Association and should be spoken to in "not so condescending" tones.

A few years ago, when a contractor asked for a variance for the house being built across the street, our concerns were not only ignored, but we were not treated with respect. The variance was granted without our neighbors and our input.

Have called EMO two differnent times about large oaks being cut on lake front. I know owner did not have EMO permsssion. Money can buy this EMO bunch.

Phyllis is very helpfull to homeowners (Mindy was in the job too long & really almost abused owners, Bruce was very knowledgeable & helpfull , he did make some questionable deals & many times was cantankerous (after 15 yrs). Lisa had to come up to speed quickly & has contributed to several new programs ... fire safe, cleaning out the overgrown greenbelt areas, annual green waste disposal. among others.

While walking around we notice a lot of infractions that we feel need be addressed, such as muliple parked cars on property some of which have cobwebs from the ground to the vehicle.

I hate the way our main roads look. Trash cans sit out for 3-4 days, recycle bins sit out. My feeling is people who are gone should be able to hire people to manage their trash (placing out and returning containers timely), or the association could do this and send a bill to the owner for the service. Some mail boxes look very old and tacky. There needs to be something done about front yards that are allowed to look unkept, and rules need to be enforced about Christmas decorations left up all year long.

I experienced an "encounter" with an employee, more than a year ago. That employee acted as though he owned LWW, yelling, and demanding while on my property, totally inappropriate. Fortunately the girls in the EMO understood and the problem was resolved. I believe that employee was placed in a different position. Point being that a little tact goes a long way in resolving inflammatory situations, if an employee is not a "people person" they probably should not be face to face with the public.

they seem to be too busy most of the time to respond in a timely manor. They seem to be too busy to take the time to answer questions and help with decisions concerning trees that need to be removed. I don't feel comfortable calling them.Also, rules and regulations for neighbors (noise, proper maintenance of property and structures)are not being enforced.

I think the system for picking out colors (matching undertones to the one in the LWW Book) is a ridiculous and frustrating task. Take a look at some houses in the neighborhood. They are absolutely hidious, yet some of us get the "run around" because our color we choose doesn't have enough "grey" undertone.

We have had 4 instances involving EMO. Of these, two were not even notified of impending variance changes to a neighboring property. We found out about these from a neighbor! EMO needs more oversight/supervision of building contractors and in respect to cleanliness, efficiency, noise levels and overall respect for neighboring residents who will endure the consequences of major remodels that seem to "never end"!

In our neighborhood we have houses and yards that are not up to the appearance standards of Assocaition rules and have not been for years (Sun Forest Drive just off Lake Wildwood Drive).
