| Basically, there are two (2) types of titles given to buyers when they acquire a property in the Philippines. First, is what we call TRANSFER CERTIFICATE OF TITLE, commonly known as a "TCT title." These are types of titles given to the land owner usually after full-payment of the property. This is the title in most Filipino houses. The second type of title is called the CONDOMINIUM CERTIFICATE OF TITLE, wherein most foreigners in the country holds. Acquiring real estate properties in the Philippines is different from some countries. There are restrictions specially if your are a foreigner. Even former filipinos now have restrictions on buying a land in the Philippines which we will furhter elaborate on this site in the near future. Only Filipino citizens and corporations or partnerships with at least 60% of the shares are owned by Filipinos are entitiled to purchase a land in the Philippines. Foreigners or aliens are allowed to purchase a property with a CONDOMINIUM CERTIFICATE of TITLE. These titles are applied for by a developer usually of high-rise condominiums. Although, some developers are now putting up town-house type condominiums to suit the requirements of some foreigners. As to not confuse our clients we already stated which residential projects are open to foreigners. Although there are restrictions in buying a property for a foreigner there are still exemptions. |
