La Vida Homeowner's Association consists of 108 condominiums located at 2601 West Broadway Blvd., on the beautiful west side of Tucson.

We hope that this website will be informative to the homeowners and residents, allowing a better method of communication through the e-mail links to the Board of Directors and our Property Manager.

Our meetings are every 4th Monday of the month at 10:30AM located at the clubhouse next to the pool.  The meeting times are subject to change.  If you would like to be on the e-mail list for notification of the meetings then please contact MPM COMMUNITY MGT. at the e-mail address link on this website.  The meeting times will be posted on our webpage link to Projects & Meetings.

La Vida faces numerous challenges and by working together we can meet and exceed these challenges.  It will take the active involvement of the homeowners to achieve our goals.  Attending the meetings and volunteering for projects will greatly help all of us.

Here are some simple things that every resident can do to help:
1.  All homeowners renting out units must have a copy of the rental agreement on file at MPM COMMUNITY MGT.  This is required.  We must know who is residing at La Vida.  Their vehicles must also be registered.
2.  Keep trash picked up in your area and in the parking lots.  This not only keeps our property clean but also prevents the javelinas from making our parking lots a place for them to feed.  Also, do not put large items, including furniture, in the dumpsters.  Waste Management will not empty them with large items.  The Association then has to pay to have them hauled away.  If you see someone doing this please report it to our property manager.  We can then collect the fee from them for hauling the items away.
3.  Comply with the parking lot rules and regulations.  This includes registering your vehicles and obtaining the stickers.  This will help to prevent unwanted and discarded vehicles on our lots.  Contact MPM for the registration form and the list of rules and regulations.
4.  Volunteer on any committees to help save on costs to La Vida.
5.  Conserve on water by replacing your showerheads with low-flow showerheads and fixing leaky faucets and toilets.  Our water bills are huge and the city is looking at raising the rates again.
6.  Keep your decks and front door areas free of clutter.  Any items stored on your decks should be in containers or properly covered.  Fines can be imposed on homeowners that do not comply.  Let's try to keep La Vida looking as nice as possible.
7.  Respect your neighbors by keeping loud music and noise down.
8.  Please pick up what your pet leaves behind when you take them outside.  It is your responsibility to clean up after your pet.  Fines can be imposed for violators.  Please, let's make our community a nice place for all of us.  Thanks.
9.  Please follow the pool rules and all children must be attended by an adult while they are in the pool area.  Unattended children will be told to leave.  This is too much of a risk for injury and possible death.  Thanks.
10.  Barbecuing and barbecue grills are not allowed on any of the decks or common areas.  The only place allowed is the pool area which is supplied with gas grills.  We are restricted due to the fire hazard, our insurance, and the CC&Rs. 
11.  The elevator is only to be used by disabled residents.  Keys are only issued to truly disabled residents that must fill out a form and pay a deposit for the key.  Questionable requests will be denied by the Board of Directors.  The elevator is not meant for moving furniture or heavy items.  If you see violators please contact PHOAM and give a description of the people and their unit number.  Repairs and maintenance on the elevator are very costly.  Thanks.

****TUCSON ANIMAL CONTROL REGULATIONS 6.04.030 *****

6.04.030

Dogs at large prohibited-Penalty-Exceptions. Dog waste removal required-Exceptions-Penalty.

A. The owner of a dog that is found at large upon the streets, sidewalks, alleys, or public property is guilty of a Class 2 misdemeanor.

B. The owner of a dog that is found at large upon the premises of the owner or upon the private premises of any other person is guilty of a Class 2 misdemeanor.

C. Dogs may be at large as an exception to subsections A and B of this section as follows:

1. While participating in field trials, obedience classes, or kennel club events where such trials, classes or events have been approved by the county animal care center;

2. While being used or trained for legal hunting or for control of livestock;

3. While assisting a peace officer engaged in law enforcement duties; or

4. Guide dogs while assisting blind, deaf or physically handicapped persons, so long as such dogs are under direct and effective voice control of such individuals to assure that they do not violate any other provisions of law.

D. Penalty. A violation of any provision of this section is punishable by a fine of not less than one hundred dollars nor more than seven hundred fifty dollars, four months in jail, two years' probation, or any combination thereof. No judge may grant probation in lieu of, or otherwise suspend, the imposition of the minimum fine prescribed herein.

E. It shall be unlawful for the owner or person having custody of any dog to fail immediately to remove and dispose of in a sanitary manner any solid waste deposited by such dog on public property or deposited on private property without the consent of the person in control of the property.

F. Penalties. A person convicted of the offense prohibited by subsection (E) of this section is guilty of a Class 3 misdemeanor, which is punishable by a fine of not less than one hundred dollars nor more than five hundred dollars, thirty days in jail, one year probation, or any combination thereof. No judge may grant probation in lieu of, or otherwise suspend, the imposition of the minimum fine prescribed herein.

G. Exceptions. Subsection (E) of this section shall not apply to blind persons, persons with mobility disabilities, or law enforcement officers accompanied by police dogs while on duty.
