Property Access:   To be returned to at end of lease.

 

1.                    Keys to Front Door and Dead Bolt.  (Four – 4 – Sets).

2.                    ___ Garage Door Opener(s).

3.                    Outdoor Access for emergencies. 

 

Utilities:                        Water Main  shut off  is in the Basement.  Toilet/Sink shut offs are under each toilet/sink.

 

1.                    In the month prior to taking possession of the property (May) Tenants must notify Utility companies (Gas and GPU Electric Utilities) to have these services billed to them beginning on the lease agreement date.  This notification is to avoid lapses in service and avoid causing additional transfer costs and charges.

 

Electrical:                      Electric Main fuse box is in the basement.

 

1.                    Two GFI Fault Outlets.

-          One in the Garage.  (6 Larch Drive).

-          One in the basement by the Sump Pump and by the main electric box.

Heat:

 

1.                    October through April, and/or when the outside temperature is below 60 degrees:

1.        DO NOT TURN the HEAT OFF.

2.        DO NOT TURN the THERMOSTATE BELOW FIFTY-FIVE (55) degrees in the property to avoid pipes from freezing.

Appliances:

 

2.                    Refrigerator.

3.                    Range.

4.                    Dishwasher.

5.                    Clothes Washer.

6.                    Clothes Dryer.

7.                    Garbage Disposal.        

-          If it jams/backs up.  Please call me.

-           PVC Pipes under sink my need reseeded if bumped off center. Please call me.

8.                    Garage Door Opener.

9.                    Gas Furnace.

-          Please change furnace filters as needed.

-          In the Winter, open LOWER ‘cold’ air returns and close UPPER ‘hot’ air returns in cold weather.  (Keeps hot air in the house.)

10.                 Air Conditioner.

-          In the Summer, open UPPER ‘hot’ air returns and close LOWER ‘cold’ air returns in hot weather. (Keeps cool air in the house.)

11.                 Gas Water Heater.

12.                 Sump Pump.

 

Rent:

 

1.                    Please make one check out for the full amount of rent specified in the lease. 

2.                    Rent checks should be mailed to me or dropped off at my house. 

3.                    Please don’t put checks where they may be picked up by other people or where they may be blown away by the wind.  

 

Trash:

 

1.                    Pickup is weekly, early Tuesday Mornings.  People usually put it out the night before.  Holiday pickup will be the next day.

2.                    Up to five (5) bags per house.   At the bottom of the driveway.

3.                    At this time, there is no recycling.

 

Miscellaneous:

 

1.                    Grilles/Barbecues – Must be Kept away from Vinyl Siding.  (Vinyl will melt.)

2.                    Fire extinguishers (3).

3.                    Smoke Detectors (4).

4.                    Outdoor hose at faucet in back of house.  Please turn off the faucet and disconnect the hose during cold weather in Fall, Winter and Spring seasons to prevent pipes freezing and bursting.

5.                    Brooms, Floor mops, Bucket,  Snow shovels.   (Please keep the house clean).

1.                    Any Water leaking in and/ or  around the house.

2.                    If the Toilets backup or if they continue to run after flushing. (Leaking).

3.                    If there are any electrical problems.
