I have an extensive and successful career in land development and residential/commercial general contracting being personally responsible for:

!. Feasibility study, design, financing and construction supervision of close to 200 custom homes over a 15 year period

2. The development of over 400 residential lots in the Dallas/Fort Worth area

3. Development of 20 acres of raw land into an 18 lot commercial subdivision in Rhome, Texas, ultimately bringing a new U.S. Postal distribution facility and a full service medical facility to the area. Additional end users were a Shell station, an office building and retail establishments, many of which I negotiated, contracted and built.

Development from raw land through the eventual sale of over 400 residential and 12 commercial lots within five subdivisions in the Dallas/Fort Worth area.

Direct responsibilities:

1. Acquisition of raw land including deed research and legal compliance (zoning, easements, liens)
2. Subdivision design and engineering contracting and supervision
3. Interaction with municipalities on planning and zoning, zoning changes, city annexations, plat      recordings, city services (water and sewer), parks and recreation, thoroughfare plans, permit and impact fees, and ultimate permitting and city inspections
4.  Bid coordination for sub-contractors including engineering, surveying, grading, water and sewer, paving, drainage, curb and gutter, landscaping, erosion control, clean up, amenity construction including parks, playgrounds, entry features, and perimeter screening walls and fences
5. Scheduling of all sub-contractor work
6. Set up of temporary services including portable restrooms, temporary electric, water, trash receptacles and construction offices
7. Coordination and contracting underground utilities including electric, phone, and cable
8. Direct daily supervision and management of sub-contractor progress
9. On site decision making involving municipal inspections, engineering changes, scheduling adjustments, and procurement of materials
10. Daily interaction with accounting for budget compliance and variances, billing and draw requests, payment scheduling, and insurance compliance
11. Preparing necessary variance reports (off budget expenses)
12. End user builder support including city compliance, lot surveys, soils reports, foundation engineering, and marketing
13. Development and implementation of Home Owners Associations and contracting for initial HOA management, dues and budgets

1. Recently served on the Planning and Zoning Commission for the City of Rhome, Texas
2. Quoted on development issues in Wise County in both the Fort Worth Star Telegram and the Decatur News (2000-2001)
3. Founding chairman of the South Wise County Economic Development Group (SWEDG) (2000)
4. Featured on the front cover of the Dallas Business Journal in 2000 for development issues
5. Earned the prestigious MAI designation in real estate appraising in 1984.
6. Was a published author on estimating functional obsolescence in the "Appraiser and Analyst" quarterly in 1983
 
Comments:

In early 2002, I sold my last residential development, Ellis Homestead and closed my development company, although development and construction are still my primary career objective. I believe I have an intuitive flair for design, coordination and problem solving and am driven by challenges and successful results.

Compensation:

I would give serious consideration to a position that I find challenging and offers a base of $65,000 annually combined with advancement potential and/or additional compensation based on performance. I recognize the value of benefits in this equation. I am open to relocation at my expense.
