8/16/2001 Dear Board of Directors, We think we should identify the boundaries as stated in our last email by giving all lot owners a given period to obtain a certified plat or survey and have their lots marked, or the Association will do it for them and charge them. This needs to be done by a date-certain, preferably this year (2001).
Secondly, after the surveys are in and all lots clearly identified, we should contact several construction companies that specialize in land preparation and site prep to give us bids on clearing and finishing the easements (all of them). What we mean by finishing is after the stumps and low-hanging branches (those protruding into the easements lower than 20'), the trail would then be leveled out and a layer of fine river rock, mulch or sawdust would be applied. The trails would then be marked the SAME throughout the complex with very nice white post with horseshoes or nice signs stating the trails are for the PRIVATE use by joggers, walkers and equestrians that are owners at Kings Grant.
After the bids are in, we should divide the entire amount by 84 lots. These figures would then be passed on to each lot owner and a special assessment initiated.
Since the membership voted to keep the trails, etc., we ought to live up to the challenge and MAKE IT HAPPEN NOW. If not now, when? Let's do it correctly the first time around and not take monies from the much needed road fund to do this. It will increase our property values and provide a safe-haven for joggers, walkers and equestrians in our community. Making the trails SAFE and functional will also decrease our liability. A haphazard trail system will only invite accidents and an unsafe environment for all.
Could you consider this or bring this up at the next meeting? If we want to keep the trails -- we must improve them now. We cannot have it both ways. Yes, it's more money to be spent, but it will cost more the longer we wait. The special assessment is the only answer.

Van / Deborah: I appreciate your input regarding an approach for the easements. It is our intention through the establishment of the Easement and Common Property Maintenance committee to broaden the discussion on what direction we should take with regard to this unique asset of our community.
