Thanks for your feedback. I was not aware that there was a problem with the
cutting that was completed that day.
The position of the Board was represented in a letter sent to all homeowners
of record, prior to the clean-up, regarding the necessity of clearing back
from the road - particularly those areas where there is steep hills and
sharp curves. Essentially, the Board maintains that all lot owners must
maintain the property 10 feet on either side of the ingress / egress
easements - particularly where failure to do so would cause a safety
concern.
I believe the southern edge of where your property borders Queen Anne,
adjacent to the Bakers' lot, is on what might be deemed the sharpest curve
in the community. Compound the facts that: 1) the curve is too sharp, 2)
members typically drive too fast, and 3) with the dangerous overgrowth of
weeds, limbs and bushes, you may have a recipe for a dangerous situation.
The Board's position is that we have, first and foremost, a responsibility
to respond to concerns of safety dealing with the common property, easements
and roads that are presented to us for consideration and remedy. In our
attempt to be fair, we have designated a standard 10 feet of clearance of
weeds, limbs and bushes from ALL roads to ensure all drivers will not have
impeded line of sight while traveling on the private roads of the community.
If a problem is identified, we will ask the lot owner to trim back the
overgrowth. If the problem continues, the Board will cut back the growth so
that visibility will be restored and safety can be maintained.

can discuss this issue further.

arise. Could you please provide?
Also, the sand barrells located thruout the community need restocked
with fresh sand. I would be happy to do this, does KGHOA have sand
stock piled?

I actually stopped by for many reasons. My main reason for coming by was to
thank you in person for plowing this winter. You and Jeff teamed up and
probably saved our Association several hundred dollars by volunteering your
equipment, fuel and most importantly, your time to plow the roads. So
thanks!
As far as the other issues, I was not aware of the plans for your barn being
approved and I simply wanted to ask as I have done with many others. I
don't believe I accused anyone of anything. If my visit was interpreted
that way, then you have my sincerest apology. As far as the records, this
board has made great strides to publish all of the minutes and
correspondence on the community web site. I did not research the minutes
but instead elected to stop by and ask if you had submitted plans and
received approval.
I also wanted to discuss the cats-in-the-barn issue. I am beginning the
process of dealing with the removal of the cats and wanted to ask you to
stop feeding them as we begin to bait humane traps with tuna fish and cat
food. I would prefer that they not be fed by any member of the association.
They continue to pose a significant health and safety hazard and I am
attempting to have them removed ASAP.
Finally, I wanted to make sure the owner of the commercial equipment that is
parked across from your lot was performing work either for you or Larry
Pence. I stopped by his house first and he was not home.
We have a BOD meeting on Friday. I hope you and Clyde will be able to
attend as I'd like to thank you in person for helping with the snow this
winter. If you'd like to discuss, please feel free to give me a call.

I wanted to drop you a note and let you know that we will be having a BOD meeting tonight at 7:00pm. In accordance with our telephone dicussion, I have included your letter inquiry dated March 1st as an item on the Board's agenda for new business. If you think you can make the meeting, I will make sure that we specifically set aside some time to address your thoughts and concerns regarding the sub-dividing lot 17 into either a minor sub-division or family sub-division. If you would like to address the Board at a later meeting, I will speak with the other members of the Board if we might call a special meeting to discuss your issue and intent.
The generally accepted understanding of the association covenants on this issue has consistently maintained that no lot in Kings Grant may be less than 10 acres. Therefore, I must request that you not to take any action toward attempting to change the size, status, or easements on lot 17, or any other member's lot within KGHOA, without the written approval of the Kings Grant Homeowner's Association Board of Directors. Further, we intend to request that the Stafford County Planning Commission provide notice to us of regarding any hearing that may be scheduled on this matter, for any lot, within Kings Grant HOA.
