WINDSOR HILLS CONDOMINIUM LEASE AGREEMENT


 
THIS CONDOMINIUM LEASE AGREEMENT is entered into, by and between:

(Hereinafter "Condominium")
 
The Landlord and Tenant do hereby agree to abide by the terms set out in this Agreement. The terms of this Agreement are as follows:
  1. THE CONDOMINIUM
    The Tenant shall use the Condominium only for residential purposes.
    The Tenant shall not use the Condominium for any illegal or improper use.
    The Tenant agrees that the Condominium shall be a non-smoking environment.
    The Tenant agrees that no more than 6 residents are allowed to occupy the Condominium.
    The Tenant agrees that no pets of any kind shall be allowed in the Condominium.
    The Condominium includes 3 bedrooms; 2 bathrooms.


  2. PAYMENT SCHEDULE AND DETAILS
    The Tenant agrees to pay a nightly rate of Eighty Five Dollars ($85 USD).
    Plus 13% Sales Tax (County-7% and State-6%)
    Which is equivalent to ($96 USD) per night.
    To reserve available dates you need to send a deposit of ($150 USD).
    A ($65 USD) clean-up fee will also be added to the total.

    Payment shall be made in the form of Electronic Deposit or Credit Card (through Paypal.com),
    Certified Cashier's Check, Money Order, or Personal Check, Twenty one days before arrival.
    Payments shall be sent to: 11 Mt. McKinley Ave, Farmingville New York, 11738,
    or at such other place as the Landlord and Tenant agree upon.
     
  3. LENGTH OF AGREEMENT
    This Agreement shall begin ___________________________, 2006
    and will remain in effect until _________________________, 2006
     
  4. TENANT RESPONSIBILITIES
    The Tenant shall comply with all obligations imposed upon tenants by applicable provisions of building, housing, and health codes; maintain the Condominium in good condition during the entire length of this Agreement and shall neither cause nor allow any damage of the facilities therein. Furthermore, the Landlord retains a record of payment information to secure the payment of rent and any damages done to the Condominium.
     
  5. POSSESSION AND SURRENDER OF THE CONDOMINIUM
    The Tenant shall return the complete set of keys to the dropbox
    (or will be charged for a locksmith to change the locks)
    Cleaning will only be done at the end of your stay.
    Unless you agree to pay ($65 USD) for each additional cleaning session.
     
    The parties hereby indicate by their signatures below that they have read and agree with the terms and conditions of this Agreement in its entirety.
