Here is a typical checklist of what we repair on our houses:

1. make sure all drain lines are secure and flowing with no leaks or stoppage.
2. inspect all water lines for signs of wear.
3. make sure electrical wires, switches, and boxes are secure and safe with no loose or worn wires/connections.
4. replace or refinish all cabinets, countertops, and water fixtures.
5. inspect all gas lines to ensure that there are no leaks.
6. inspect HVAC for adequate heat and cooling.
7. replace any broken glass or cracked windows.
8. replace or refinish all doors/locks.
9. repair any holes in walls.
10. paint as necessary (usually we completely repaint our houses).
11. refinish floors as necessary (this includes worn carpet, hardwood, vinyl).
12. inspect outside and repair as necessary.
13. add ceiling fans or light fixture to every bedroom and change all electrical sockets to 3-prong.
