Where are the utilities?

Water and Sewer are on Sixth and St. Patrick Street.  Parkville Water has approved the line extension from Sixth and St Patrick to Fifth and St. Patrick with a six inch iron line ending at a fire hydrant in front of the property.  The owners are currently getting the utility paperwork and contractor bids in order to extend the utilities.  The green line of the above photo shows the utility extension.  There is a utility pole on  the property a with 75 amp electrical service.

What condition is the cabin in?
The cabin is in need of a total restoration. There are 2 antique wood/coal stoves and most people feel the cabin has a lot of         character.  Whether or not you want to salvage the structure depends on how much work you're willing to do.

I want to build a new house on the lot-will you demolish the cabin and sheds for me?
Yes.  Most people have expressed an interest in restoring the cabin but if you prefer, I will remove it.

Would it be possible to subdivide this lot?
Yes. There are two types of subdivisions in Lake county: a minor subdivision and a major subdivision. A minor subdivision   is when a single parcel is divided into two separate parcels. This is a fairly quick process (+/- 2 months) that is done      administratively by the Lake County  land use officer (719 486-2875).  Given than a culvert runs along Fifth and that Fifth is busier than St. Patrick, I would imagine that Lake County may require that the two curb cuts for an administrative two lot subdivision be off St. Patrick, as shown on the above photo's red line.  Anything more than a  simple split is considered a major subdivision and is a lengthier  process, requiring the approval of the planning and zoning board. If you're planning to subdivide this lot, it would be best to contact the Lake County building department in Leadville.   They will  inform you of the requirements in order to subdivide.

If I subdivide this lot,  how big do the water and sewer lines need to be?
It depends how many living units will be serviced. This needs to be  coordinated with Les Parlin of Parkville Water  District (719 486-1449) and Scott Marcella (719 486-2994) of Leadville  Sanitation.
