| Common investment practice is to buy at a new development site and speculate that the prices will appreciate. This is a proven investment strategy and many have earned a large return following this practice. In today's real estate market earning a return from new developments is not as easy as it once was. The first question that you�re probably asking yourself is why do I need a real estate agent if the builder has real estate agents at the site for me? The answer is simple. The agents at the site work for the builder. I work for you. Buying from spec is a challenge even for the most experienced investor. Layouts and finishes are hard to visualize without actually being able to see the suites. Most importantly, actual costs vary substantially from building to building and vary substantially between buying resale and buying in a new development. In most cases new developments are more costly than resale. I will go over the hidden costs in buying in a new development with you (Chances are the sales agent at the building site will not). The other important element that I add when I come along to a condo site is my knowledge of the new development market. This knowledge will help me find a condo development within your price range that will earn your best return in the future. I will also help you determine the market value of the condominium purchase you are contemplating and whether the builder is selling you a value or not.
