Landlords`s Terms of Business

These notes are the guidance of our clients and from the basis of our contract to use our professional services in the letting of residential property.

Valution and Appraisal

We will visit your property in order to establish what is to be let.We will assess the rental value in line with the prevailing prices in North London area.We will take full details of the property,including digital photographs,in order to promote the property to best advantage.

We will provide,where required,advice on the legal aspects of letting,tax implications,the most appropriate from of tenancy,rent expectation and the preparation required of the property to be let.

We will seek your instruction regarding the type of tenants you would wish to obtain,whether or not pets or smokers are to be allowed,etc. This will enable us to cross-match your requirements with those of prospective tenants making enquiries to ourselves.

Levels of Service

We will discuss with you the level of service that suit your interest,which gives you peace of mind and better satisfaction.We have levels of service:

                          a. GLOD-Full Property Managment Services

                          b. GREEN-Tenancy Set up Service

                          c. BLUE-Standalone tenancy Agreement Service

Types of Service

We will discuss with you the type of service that offers you maximum returns on your investment.We have two types of service:

                         1. Guarantee Rent Schemes

                         2. Non-Guarantee Rent Schemes

Inventory of Contents & Condition Report

We will prepare an inventory of contents and condition report of the property.We will discuss with you if any maintenance needs to be carried out.Copies of the inventory of contents will be given to you and the potential tenants for record purposes.

Marketing and Advertising

We will circulate and promote details of your property to selected enquirers,which may include newspaper advertising at our discretion.We shall seek a comprehensive application form from our potential tenants and conduct an in-depth interview to establish the suitability of applicants.

Viewing

We will arrange all viewing and normally accompany applicants on such viewings.If the property is unoccupeid then we shall require a set of keys which will be securely kept in our offices.Under such circumstances,all viewings will be accompanied.

Agreement in Principle

We will sign an Agreement in Principle with you to express our interest in putting your property in our books, and to express our interests in doing business with you.This Agreement in Principle shall the first phase in our contractual relationship,which at stage,gives you our commitment to market your property.Final offer will be made on availability of tenants on the property.
