Are you ready for Condominium
Living ?
Things you ought to
know:-
- Condominium living is essentially
community living. Good neighbourliness, and care of your property (inclusive
of common properties) is very important to ensure a pleasant living
environment.
- The purchase price you pay for your
unit is actually contained within the walls of your unit up to the middle
of each wall, floor and ceiling. Therefore you are responsible to maintain
and manage this part of property sold to you.
- You are part owner of common properties
to the extent of your share units, eg. corridor, lifts, tennis courts
etc. Prior to the issuance of Strata Title, the Developer shall manage
the common properties on our behalf. Therefore we pay for the share
of the cost (in the form of service charges) in proportion to the buildup
of your own unit.
- Common property is not a public property.
Thus, it belongs to the residents for the use and enjoyment of the residents.
Being private property, we have to maintain the same ourselves and we
can actually impose our own rules, regulation and restriction as to
the use.
- The Management is only our trustee.
Wasting the Management's funds means wasting our own funds.

Some Do's and Don't
- Do not tamper, destroy or deface any common
properties.If you do so, the cost repairing and rectifying the defects
will eventually be passed back to you in the form of higher service
charges. Remember, common properties are your properties!
- Do pay your service charges promptly to ensure
continuous maintenance of common properties. Failing will result in
poorly maintained properties and the value of your interest in the property
or investment will surely diminish.
- Do be understanding and learn to share. As
no one person owns the whole of the common properties, be considerate
to all your fellow neighbours.
- Do forward your complains and grouses via the
proper channel, ie. The Management or the Resident Committee. Educated
residents do not use graffiti on walls as a mean to communicate, only
prehistoric human does.
- Do dispose garbage at the appropriate and designated
place.
- Do not attempt to paint your car registration
number onto your parking bay by yourself as you may not have the artistic
talent of Picasso. Make the necessary arrangement with the Management.
- Do park your vehicle at your own parking bay
only.
- Do inform the security guard if your parking
bay has been occupied by others so that appropraite actions will be
taken to remove the car.
- Do not ask what the Management Corporation
or the Resident Association can do for you, ask what you can contribute
to the community - sounds familiar?
- Do not throw any object out from your balcony.
- Do be careful not to splash water out of your
balcony while watering your potted plants at your balcony.
In short, just practice good
neighbourliness and be civic minded all the time.
