The property immediately on the North of my property was sold and divided in large lots in 2004. I think that all lots sold by now. The price per square foot for hill lots was much above my price. On the best of my knowledge, there is not one single small lot for sale, nearly on the beach like my lot, in the West Bay area, at this price level, with a cemented access road, electricity and water on the property. Developers are after larger lots, upper scale.
The area is developping at a fast pace, with large residential properties (most of them 3 to 4 acres lots) with big houses, nice wooded landscapes, in the $ 300-600,000 range. Don Goin is selling such lots, on the back of my property I will be glad to introduce you to him if you are looking for this type of property

It is around 20 minutes walk from West End, visible at the end of the beach on the picture. West End is a fishermen village, recently openend to tourism. It has a lot of services, from French pastries to excellent diving shops, but it is not a Honolulu type of resort. From the property, you can also walk to West Bay within 10 minutes where you will find the main beach and its upscale tourists services.

Examples of small lots for sale in West Bay
There are few small lots in the back of West Bay village, for example the ones belonging to the Foster family, on the hill 1,500 ft from the beach, they are offered at $70,000. They are very good offers. The reason why I did not buy there was the fact that they are a little bit far from the beach, as compared with the lots I bought from Don Goin. I visited these lots I walked few times up and down; It took me nearly 15 minutes each way. I thought that this would be tiring for kids, with towels, masks, bags, etc. I like walking to the beach, coming back without the pain of carrying things on a hill... But if you like the excitement of West Bay tourist life, I think that they are good value. In any case I advise that you come, visit and look at many options. Then, if you agree with my own assessment, may be you will agree with me that my lot is a rare opportunity, just 80 ft from the beach! .

Here is an example of a small lot for sale: I do not know if it is still on available. It was on sale for three years. It was offered at an attractive price ($35,000), looking like a very good deal. It was also on the back of West Bay village. Like for many such offers, there was a reason for this low price: I walked up and down the hill: I estimate that the lot was more than 2,000 ft from the beach, behind series of hills, there was no sea view and there was a big generator running on an adjacent lot.
