Q. How long is the lease?
A. Minimum first time lease is 6 months. Longer leases will be
considered for tenants who have been in the same unit for over a year.
If a lease is not renewed after 6 months, current tenants may choose a
month-to-month lease option.
Q. Should I pay by check or cash or electronically?
A. First month's rent and security deposit must be cash, certified
check or money order. After that, cash, personal checks
are acceptable. 3% rent discounts will be given to tenants who pay electronically (Paypal or autocheck transfer) .
Q. What about pets?
A. In condos, cats (no more than two) are OK. No cats in standalone houses.
No large dogs (over 25 lbs).
No pit bulls or dobermans of any size.
Small dogs, cats or other pets will be assessed by
the landlord on a case-by-case basis. There is a $250 pet deposit for uncaged pets, $150
of which is nonrefundable.
Q. Can I bring my own washer
and dryer? This is not unfair. After all, that's what you're asking me to do, isn't it?
A. If you are willing to:
—Pay in advance for removal of the currently installed washer and dryer.
—Pay in advance for
storage of the current washer and dryer at a storage facility chosen by
the landlord (i.e. A 6 month lease equals 6 months of storage fees at
move-in time).
—Pay in advance for the re-installation of the
original equipment at move-out time by a plumber selected by the
landlord.
—Sign a contract which makes you responsible
for any and all damages caused by the installation or removal of either
set of appliances at both move-in and move-out time.
Q. Can I paint my walls
a different color?
A. If you will pay in advance for:
—any paint required to repaint the unit on move out and,
—a professional painter (chosen by the landlord) to repaint when you vacate the unit.
Q. Can I put in new flooring, cabinets, fixtures or wiring?
A. Not by yourself (Legal and insurance issues prevent this). You must pay in advance for a professional chosen by the landord to do any modification work.
Q. If I call someone to fix something without calling the landlord, can the fee come off of my rent?
A. If YOU make modifications to the unit without the landlord's authorization, you are responsible for that fee.
Q. If I'm renting a condo does each condo association
have it's own rules?
A. Each different condominium complex has its own set of rules. These rules
will be provided to prospective tenants with your application.
