About 56 Hornby Slopes residents signed up to speak at last Tuesday nights Public Hearing on the proposed rezoning of 1380 Hornby Street.  It was a very impressive showing, and speaker after speaker received resounding applause from the audience.  We are starting to make a big difference, and City Council is taking notice!

However, less than half of those attending had an opportunity to speak � due to the length of previous presentations, and a meeting cut-off at 11:00 pm.

The Public Hearing will resume on Thursday, April 22nd @ 7:30 pm. 
This is our last and final opportunity to express our opposition to this project.

Given what we all stand to lose if this rezoning is approved, we kindly ask that you attend this second meeting � and speak for a few moments.  Your comments will make a world of difference!
This is only a proposal, and Council still needs to hear from the community before it can make a decision on the rezoning application.  WE HAVE THE POWER TO DEFEAT THIS PROPOSAL.  COUNCIL WILL LISTEN TO THE WILL OF THE COMMUNITY! The Public Hearing is our opportunity to speak up and to voice our opposition to this highly inappropriate development.

If this development is approved, including all proposed variances and relaxations � there would be some very serious consequences for the local community:

  -  Loss of property values
  -  Reduced livability
  -  Loss of views, privacy and sunlight
  -  Increased noise from an active hotel use and outdoor pool
  -  Increased traffic congestion

Vancouver City Council is considering a rezoning application by Umberto Menghi (owner of Il Giardino) to develop a 16-storey hotel tower at 1380 Hornby Street (north of Pacific).  The current zoning on this site only allows a potential floor area of 45,000 square feet, and a height limit of 70 feet. 

The proposal hinges on a heritage density bonus (for restoration of the yellow house), and a long list of development variances and relaxations, which would result in the following:

  - The ability to construct a TOWER, which would normally not be permitted
  - A floor area of 61,000 SQUARE FEET (36% MORE than currently permitted)
  - A building height of 186 FEET (OVER 2 � TIMES TALLER than currently permitted)
  - A HOTEL (which is not currently permitted)
