Dear Residents,

You’re Harbor Lights Assoc; Inc. will be sending you monthly flyers informing you of the Prospectus Rules of Harbor Lights, you received a new set on April 10, 2006.  Their has been so many recent problems caused by residents who are disregarding the Park Rules.  Listed below are three rules in the Prospectus that have been consistently broken.  We are now working close with management.  When you bypass Jamie and management incurs an expense to evict the tenants or new homeowners.  You may be charged for costs of eviction and attorney’s fees.

 

Every home owner should know the rules that you can’t sell or rent your homes unless you bring the renter or buyer to Jamie to be approved. 

 

Exhibit (D) Lease Agreement (Paragraph 3) of the Prospectus

Landlord hereby leases to Tenant for installation thereon of Tenants mobile Home that certain property described as: to be occupied solely as a private dwelling only by the TENANT and TENANTS spouse.  In no event shall the total number of occupants exceed that permitted by this Agreement, Rules and Regulations of the Park, or applicable laws, without the express consent of the LANDLOARD.

 

EXHIBIT (C) – RULES – PAGE 3 – PARAGRAPH 34 of the Prospectus

If you sell or rent your mobile home, or allow use of it whereby it is not removed from the Park, the purchaser, renter or occupants must be approved by the Landlord, in writing, before the occupants may reside therein.  Home owners renting their mobile home may rent only one time to one renter per calendar year.  Mobile homes may be listed for sale with the Landlord.

 

PARAGRAPH 15 of the Prospectus

New Tenants and renters must register at the office upon arrival, and before occupying mobile home, will require approval of the Landlord.
