Villa rental rates are on a per week basis (7 nights), with a check-in time of 3:00 pm and check-out time of 12:00 pm. If the property is not booked by other guests on the day of your departure, arrangements can be made with the House Manager for a departure later in the afternoon.

Any extra nights beyond the first 7 nights will be pro-rated at the weekly rate and dependant upon the number of rooms occupied. We will also accept a minimum of 3 nights rental during our low season, which should be pro-rated from the weekly rate. A minimum of 4 nights rental is acceptable during the high season if the reservation is made no more than one month in advance of arrival.

A 30% deposit of the rental rate is required at the time of reservation. The total balance is due 60 days prior to arrival in the low season and 90 days prior to arrival in the higher seasons. If your arrival date is less than 60 or 90 days away from the date of the booking.

Please be advised that our property is not currently set up to accept credit cards for payment of your food and beverages or other amenities. For your convenience, these charges can be estimated for you so that you may pay in advance by wire transfer. Please advise us of your decision so we can provide you with a pro-forma invoice and the wire transfer instructions for your payment.

As disappointing as it would be, both for you and our staff at Villa Santai, there are sometimes reasons for cancellation. Cancellation of a booking at any time may result in forfeiture of deposit(s). Refunds of monies paid for villa rental will be made only under the following circumstances:
1) Villa becomes unfit for habitation due to a natural calamity.
2) The villa is rebooked by another party for the period of the initial booking. If only a portion of the rental time is rebooked, a pro-rata refund will be made.
Any rental payments which qualify for a refund, whether in whole or pro-rata, will be subject to a deduction of a 20% administration fee.
