Philip Noel to John Rotruck This Indenture made this 12 day of June in the year of our Lord one thousand seven hundred and ninety seven between Philip Noel of the County of Hardy and common wealth of Virginia of the one part and John Rotrock of the County of Washington and State of Virginia witneseth that the said Philip Noel and Susanna his wife for and in consideration of the sure of one hundred pounds current money of Virginia to ? ? ? paid by the said John Rotrock at or before the sealing and delivery of these presents the receipt whereby they do hereby acknowledge and themselves therewith fully satisfied and content ? granted, bargained, sold and delivered and convey and by these presents do the grant, bargain seal align and convey unto the said John Rotrock his heirs and assigns, a certain tract or parcel of land lying and being in the County of Hardy on the lower run a drain of Patterson Creek which said land was granted to said Philip Noel by deed from Randolph a governor of Virginia bearing date the witnesseth day of March 1722 and bounded as follows Viz: Beginning at an elm white oak and sugar tree by the side of the un , the beginning to the original survey there with its bears north 47 degrees west 54 poles to a white oak at the foot of a hill therein north 9 degrees west 106 poles to the two white oaks and a pine on a point therein north 71 degrees west 30 poles to three pines therein south 37 degrees west 127 to two white oaks in the original line near the division line south 66 degrees East 180 poles to a black walnut by a run in the original line therewith the same north 66 degrees East 35 poles to the beginning containing 109 acres of land and all houses buildings gardens ways water courses projects commodities ? and appurtenance to the same belonging or in any ? appertaing and also all the estate right to the interest use trust property claim and demand whatsoever of the said Philip Noel of in and to the said premises also the reversion and reversions remainder and remainders ? and ? properties thereof to have and to hold the said ? or parcel of land and all singular other the premises hereby bargained and sold with these and every of their appurtenance unto the said john Rotrock his heirs and assign forever and the said Philip Noel for himself his heirs executors and administrators doth promise covenant grant and agree to and with the said John Rotrock his heirs and assigns by these present that the said Philip Noel uses at the time of sealing and delivering of these presents is seized of a good sure perfect? And indefensible estate of int? in fee simple of in and to the said premised hereby granted and that he ? good power lawful and absolute authority to grant and convey the land to the said John Rotrock in manner and form aforesaid and that the said premises are free and clear of and ? all other gifts grants bargains sales dower rights and gifts of dower indentures? Executions titles troubles charges ? whatsoever the taxes ? excepted and for? And lastly that the said Philip Noel and his heirs all and singular the premises hereby granted with the ? unto the said John Rotrock his heirs and assigns ? and will forever warrant and deferred from all even or uneven of persons whatsoever.
