This deed, made this 26 day of December, 1898, by and between Jos. A. Likin, Rebecca Likin, his wife, and Sarah Ricker, of Mineral County, State of West Virginia, of the first part and James Likin of Grant County, State of West Virginia, of the second part: Witnesseth: That for and in consideration of Three Hundred and Fifty Dollars ($350.00) cash in hand paid, the receipt of which is hereby acknowledged, the parties of the first part doth grant and convey unto the party of the second part all their right, title and interest in a certain tract of land lying and situate in the county of Grant, state aforesaid, and bounded as follows, Beginning at a pine on the south side of a ridge and running thence N. 55o 20� W.121 poles to two chestnut oaks near the top of a steep hill, thence N. 53o W. 52 poles to a chestnut oak in the place of a hickory now gone, thence S. 41o 30� W.7 poles and 7 links to a stake by Thomas George�s fence, thence S. 62o 30� W.10 poles and 7 links to three hickories and a black oak, a corner of the original tract in said George�s field, thence S. 25o E.180 poles running through said field to a walnut and locust (the latter in the place of a sugar now gone) standing in another field of said George�s and which is another corner of the original tract, thence with the original line S.10 �o E.26 poles to a stake on a hill-side, formerly a root, thence along another line of the original tract S. 56o E.49 poles to a stake in said original line, thence leaving the original lines and running N. 19o E.119 � poles to a forked white oak near a run, thence N. 82o W.16 poles and 12 links to a white oak, thence N. 30o W.3 poles and 11 links to a small white oak in a hollow near a spring, thence N. 53o E.17 poles to the Beginning, containing 95 acres 1 R. 24 P. together with all the improvements and appurtenances thereunto belonging. The Parties of the first part warrant generally the title of the lands herein conveyed unto the party of the second part, his heirs and assigns forever.
