| This deed, made this 21st day of March in the year 1892, between C C Burgess and Martha J his wife, parties of the first part and Charles Hamstead, party of the second part, all of Grant County in consideratioon of the sum of Twelve Hundred and eight one Dollars, paid and to be paid by the said party of the second part as follows, Six Hundred and Eighty-one dollars cash in hand, the receipt whereof is herby acknowledged and the balance in tow equal annual payments dues with interest from the date hereof, on the 21st day of March 1893 and the 21st day of March 1894 respectively, which two deferred payments are evidenced by two notes executed by the said Charles Hamstead in favor of said C.C. Burgess of said amount due and bearing interest as aforesaid to secure the due payment of which a lien on the real estate hereinafter conveyed is hereby expressly received by the party of the first part, they the said parties of the first part hereby grant and convey in fee simple with general warranty of title unto the said party of the second part the following described real estate, lying or situate in the Union District in said county and state and bounded as follows; Beginning at a walnut tree at Hamstead's Gate and running thence N 29 degree W. 222 poles, to a pile of stones former corner of Hamstead and Cuplinger land, thence S 32 degrees W 58 poles to a hickory saapling on a ridge in section line; thence S 58 degrees E 220 poles to a stone' thence N 31 degrees E 58 1/4 poles to the Beginning, containing 80 acres and 18 poles be the same more or less, being part of the North-east section of the George W Cosner homeplace, and the same as conveyed in part by L J Forman, Spc. Commissioner of the circuit court of said county in the Chancery of Baker and Baker, eqst. Geo. W Cosner and others. To have and to hold the said real estate together with all the improvements privileges and appertenances thereto belonging.
