The Adventures of Ralph
(not Harry Potter)
pictures courtesy of our "on-the-spot" photographer
One fair day, not too long ago, a
young (?) man and his wife decided to
go "awalkin" around our pond. There
they found these strange people who
were working very hard. Our hero
decide that he would stay to help them
and so sent his wife home.
While assisting the jolly workers,
Ralph, so engrossed in his
new found chores, took a step back.
WOW!! What a step! Right into the
pond went our latest volunteer.
Thank goodness no harm was done
and he was helped onto terra firma.
Welllll, the drenched helper was offered a lift
home by the local photographer. Obviously he
(our hero) thought it better to remove some of
his soaking apparel. His poor wife, on seeing
a van arriving at her door, thought the worst.
But low and behold all was well except for the
dripping Ralph standing in the front hall. We
were led to believe that the front hall was as far
as he was allowed into the house until he dried
off.
Did we mention that Ralph's last name is Adsetts?
Who was our photographer?? The one, the only, Ron Bleier. Great work!
Recreation Centre Report
Ron Donaldson
Pools
The pools have been drained and thoroughly cleaned. Sorry about the delay in refilling - it took longer than anticipated.
The pool window frames have been repainted and the walls repaired; water damage was minimal.
Window sills will be replaced, probably before Christmas.
Cleaning
Carpets in Salon A and all the dressing rooms have recently been cleaned, as well as the hardwood floor in Salon B.
The Recreation Centre Committee has decided it will now be standard procedure to insist any rentals with over fifty people must engage the services of our cleaner to clean the facilities following a function, at their cost.
For any of our own functions the organizers generally arrange clean-up crews. Unfortunately, after two recent functions, the clean-up was not well done and two rental groups had to clean before their parties. Isn't there a saying, "The job is not done until the clean-up is."?
Recreation Centre Committee Meeting
The next meeting is scheduled for Thursday, December 7th at 9:30 a.m.
Bookings
It is anticipated that the Property Management firm recently hired will be taking over the Centre bookings in the near future. Watch for a telephone number and contact name on our booking schedule in the Mailroom.
Condominium Insurance Len Budden
In December 1999, the Board of Management appointed a committee of Len Budden, Bert Long and Arnold Muma to investigate the changes that may be necessary for condominium insurance under the revised Condominium Act. The committee reported to the Board in June 2000 and advised the Board to renew the current insurance for October 2000 to September 2001 and to obtain legal advice on a process to alter insurance on units in the Foxboro Green condominiums.
Currently, the insurance provided through the condominiums is based on a replacement value of all the basic units in the condominium, which was originally established by Foxboro Green Inc., along with liability insurance for common areas and services, and for officers of the condominiums and the FGHA. Each homeowner is to carry insurance for the contents, "betterments and improvements", and personal liability with a policy specifically designed for condominiums. Although there appears to be quite different understandings among homeowners about which extras are classified as betterments or improvements, the committee found that the current coverage by the condominiums appears adequate. However, there is concern that there may be homeowners who are still insured under a standard homeowners policy or some other type of mutual insurance and should be advised to obtain insurance under a policy for condominium owners.
The revised Condominium Act proposes that each condominium define "standard units" for insurance purposes and any coverage by the condominium, not included under the defined standard unit would be the responsibility of the unitowner. This change would eliminate any confusion about the coverage under the policies of the condominium and the homeowner. The committee investigated the application of this change for the Foxboro Green condominiums with assistance from Doug Hutchison, FGI and Chris Rice, our current insurance broker.
Although the homes in Foxboro Green are based on a number of models offered by Foxboro Green Inc., there have been significant changes to these original designs over the phases of the development. There have been modifications to foundation dimensions, windows, siding, roofing, garages, etc., so that a "standard unit" based on the models would continue the confusion of coverage, with insurance for parts of the building envelope split between two policies. Even if the condominium insurance were to be based on square footage of the home, there are still a large number of modifications to home exteriors. The committee concluded that the variety in home designs would likely require a description of each unit in order to establish the "standard unit" for the condominium insurance.
As and alternative the committee has proposed that the Board obtain legal advice to permit the condominiums to insure common areas and services and for liability, and to leave the insurance for homes/homesites as the responsibility of homeowners.
There is no need for any action at this time, as we await the publishing of the regulations to accompany the revised Condominium Act. Homeowners are advised to ensure that they currently carry insurance with a policy specifically designed for condominium owners and that they have coverage for "betterments and improvements". It will probably be mid 2001 before the Board will be able to advise homeowners if there will be any changes to condominium insurance beginning in October 2001. If homeowners have questions about the above please call any of the committee members.

Computer Interest Group Isobel Smith
The snowbirds are starting to migrate south and with them go some of the computer group's gurus. We would like to thank Jeanne Malich and George Walker for the time and effort that they have put into helping those in this community to progress with their computer knowledge.
A scan converter has been purchased, which permits us to reflect the images on the computer to the "big" screen TV. This aid allows us to accommodate many more learners. The sessions that we learn the most from are the "show and tell" type.
We are all fired up wanting to learn more and we are appealing to the remaining computer "geeks" to help us out during the winter months. We plan to meet every second week and currently this is on a Tuesday night.
On November 14th (7-8:30 p.m.) we will be learning how to use a data base to make labels for our Christmas envelopes.
If anyone "out there" is willing to help, please contact Isobel Smith at 634-5085.
Thanks Helga Stamm The Tickner's
From forty-eight people who attended the October 25th matinee performance of Mamma Mia in Toronto. You went to a lot of trouble and everything went off perfectly.
The show was breath-taking. We didn't want it to end. To those who haven't as yet seen it we highly recommend that you do so.
Again thank you Helga for organizing this event for us.

You may not be aware but Augie has been president of K-W Oktoberfest Inc. for the past two years. This is an awesome position and I am sure that a great deal of time and effort had to be spent on having things run smoothly.
Both Augie and Carol have been involved with Oktoberfest for quite some time. Carol was the first woman president of the Fest back in 1989-90.

Our Decorations Up Celebration November 26th
On a frosty Sunday in November all residents are invited to gather in the early afternoon at the Recreation Centre (at 2:00 p.m.) to decorate the community inside and out. We welcome everyone who is able to help. Dick & Doreen Dean with Don & Rita Hill direct the efforts of those gathered so that in a co-ordinated effort the outside trees, bushes and the gazebo are lit up and the entranceway transformed into a Christmas scene. Barb Lashbrook and her committee are planning new decorations for the inside of the Recreation Centre. Our giant tree will be set up (Fred Lashbrook and friends) and we will decorate that as well. "Tis" a busy afternoon and we are all rewarded with refreshments prepared and served by the special events committee. We even sing as we refresh and thus the Christmas spirit infuses the community.
Toyota Tour December 6th
Jim Ainsworth has managed to arrange a second tour of the Toyota plant for residents of Foxboro Green. The first tour was extremely popular. We expect this to be equally attractive. Again a sign-up will be posted. It will be first come first serve. The sign-up will be posted Tuesday November 14th at 7:30 p.m.
Those going on tour will meet at the Recreation Centre and we will car pool from there.
On the sign-up we will include a column called "Dine at the Pioneer". Those who would like to include a meal in this experience please check it so that we can make reservations.

Christmas Dinners
December
Wed. 13th, Thurs. 14th, Fri. 15th
Again this year we have planned to have three Christmas dinners so that everyone can attend.
Plan with your friends to attend one of these dinners. We have a new caterer this year who will serve each person an individual dinner, starting with a salad and finishing with an exciting desert. We have not finalized the menu so watch for more information on the Bulletin Board and in your next Fox Talk.
After Eights
The "After Eights" a chorale group will entertain us with Christmas music. They come highly recommended and, as they are music teachers, the quality should be wonderful. We are very excited that they can come and are sure that their music will add to our Christmas spirit. Be prepared to sing along.
Dinner sign-ups will be posted around November 19th.
Wellness Workshop
We have begun planning a second "Wellness Workshop" for the residents of Foxboro Green. Please mark your calendars now, we have chosen Friday, April 27, 2001.
Our focus in this workshop will be on "Emergency Services".
On the planning committee are Marg Wendland, Norma Fisher and Marg Macdonald. If you have any ideas for our program please phone one of the members of this committee.
Christmas Giving Wilmot Family Resource Centre
For the past two years residents of Foxboro Green have contributed to the larger community by buying gifts for the Christmas hampers given to needy families in Wilmot Township by the Wilmot Family Resource Centre (WFRC).
How will we know what to give? We will pick an angel off one of the little Christmas trees in the entrance area of the Recreation Centre. Each angel will have the name of a gift on the back. Place the unwrapped gift in the box under our big Christmas tree. If you prefer to give a cheque it should be made payable to the Wilmot Family Resource Centre and deliver it to Marg Macdonald, 155 Foxboro Drive.
Lift an angel off one of our "Angel Trees and help make someone's Christmas happier! Join in this Foxboro Christmas venture.
