Gracious Period House with Great Heritage Features

Melrose is one of those unique city properties with everything!  Ideal location, character, history, multiple accommodation opportunities, main house, attached flat and beautiful detached / self contained converted mews (see site map).

 The double fronted property, built of stone in 1848 by Thomas Heiton, merchant, when Rathmines was still a separate township and Leinster Road had it’s own gates.  It is in the center of the village only 100 meters from the Town Hall on Lower Rathmines Road.  The main house still retains the original layout with decorative plaster and friezes in all the rooms. 

 The ground floor consists of an elegant hall, three substantial living rooms and a kitchen extension.  To the right of the hall is the gracious drawing room, which is 21’long x 17’wide, with beautiful frieze work, ceiling center rose and original elegant grand fireplace with cast iron inset.  The parlor/dining room is on the left of the hall, while behind it is the breakfast room leading to the kitchen.

 The elegant staircase rises beneath a wonderfully bright tall fan window to the middle return and toilet and bedroom 12’ x 11.67’ and then up further to the first floor which accommodates three bedrooms and main bathroom.  The master bedroom is 18.25’ x 13’ with two windows.  The two other bedrooms are 16’ x 12.75’ and 10.25’ x 10.25’.  There is a further study / bed room on a lower return from the hall 12’ x 11.67’.  All the rooms have their original fireplaces with the exception of the breakfast room.  The house is extremely bright and airy, retaining it’s original large windows with inside folding shutters.  It has been tastefully decorated and is in ready-to-move-into condition.

 The rear of the house, which was the original kitchen area was converted prior to the present owners to a bedsitter with it’s own hall door, entrance hall and separate kitchenette and bathroom. 

 The coach house / mews has been tastefully converted to a 770 sq.ft. town house, having had a number of uses since it stabled horses!  One previous owner of Melrose was an astronomer and had converted the mews roof to open so that he could point his telescope skywards in search of new comets, for which he was famous! 

 The mews is approached from the main gate, dropping down past the side of the main house to it’s own courtyard.  The approach is beautifully framed by the surrounding trees and shrubs.  The accommodation consists of a large living room, kitchen and bathroom/toilet on the ground floor and 2½ bedrooms on the first floor.  There is a staircase inside, while the external character is enhanced by the picturesque circular stairs on the outside. 

 The property sits on approximately 1/6 acre, with easily maintained front, side and rear garden areas.  The front garden has a pretty water pond. The varying garden levels enhance the sense of seclusion and privacy.  In addition, there is room for parking 6/7 cars.

 Primary school, boys and girls secondary schools and Rathmines College are all close by. Rathmines Town Hall, village shopping, restaurants, cafes, and Swan Center, library, churches, hotels, sports clubs, swimming pool, and all amenities are within a short walking distance.
