With both wood and electric heat, very comfortable year round, and is very well insulated. Although you'd never guess inside or out, it is actually a beautifully modified 1978 Broadmore, Alaska model trailer with additions. The entire house is done in Blue Stain/Knotty pine, both cabinets and walls. It is really beautiful! There is new carpet throughout, except for kitchen and bathrooms which have linoleum. There is a large carport, tall enough for a motorhome too. Plumbing and wiring are recently upgraded, and the septic tank was inspected and pumped last spring.
Very cozy living room, nice views of pond and mountains, opening on a nice, covered front porch. The woodstove has a great feature of visible fire, through heat resistant glass. It works very well. We heated the place with this, about 95% last winter and used 4 1/2 cords of wood. There is electric forced air as a back-up source.

Guest Cabin has been used as a nightly rental for snowmobilers and vacationing families. Measuring 25' x 36' including porches, it has 2 bedrooms, bathroom with a big shower, kitchen with propane appliances and heat, and a 16x16 living room. It is separate from the main house by about 200 feet.

Garage has a gravel floor, 4 doors, and is about 24x50. There is a small critter-proof room at one end. Being out on the Sumpter highway, it is a great place for garage sales during the Sumpter Flea markets!

2 stall, Barn is about 18x26 feet in size. There is a "tack room" (10'x15') that is closed in and fully insulated. It has a good sized loft as well. My wife has used this as a workshop for her crafts, with storage in the loft. We've used 1 stall for wood storage, and it will hold 5 cords just fine.

Grounds Forested on the NE and around the house, with partial forest in the pasture area. There's about an acre and a half of fenced pasture and going into winter, it is horse ready. The snow can be hard on the fence, which is barb wire (4) and mostly metal posts. There is a pond out front of the house, about 35 x 140, and a couple others on the property towards the Sumpter end. With mostly lodgepole and ponderosa pine, there's also Douglas fir, spruce, willow, larch and cottonwood scattered across the land.
The other side of the property is historic dredge tailings, there's still some gold out there, I've panned some color. It is heavily grown up, with trees and some nice ponds. Also, there's a beaver lodge over there.

Sumpter Valley Railway tracks are between the 2 parcels, with a 30 foot wide right of way. This restored narrow gauge RR runs with steam locomotives, from June through September, 3 round trips a day on weekends. For railfans, this is a great place to live! I'll miss it terribly. The train whistles (beautiful echoing steam whistle) at crossings about 1/2 mile before and after the property. They ring the bell for the private crossing here, unless there is someone near the tracks to warn.

Recreation Phillips Lake is about 5 miles from the property, and offers 2235 acres of boating, fishing and swimming. Easy access to 350 miles of groomed snowmobile trails await snowmobilers, right from the property! The SVRy tracks are unused in the winter and snowmobilers use them to get to town and the groomed trails. The Blue Mountains and Elkhorn Mountains offer breathtaking winter adventures...and all the fun begins in Sumpter, Oregon! Cross country skiing, snowmobiling, and even snowshoeing are the most popular forms of winter transportation here in eastern Oregon.
