Gain a clear overview of the real estate trends, market movements and property values in the Philippines .

Real estate investors are looking beyond their own borders and are trying to realize higher returns by taking advantage of unique opportunities which sometimes are viewed as inefficiencies in the overseas market. In evaluating the international real estate markets, it is imperative to distinguish the differences and similarities in these markets. Some make the mistake of taking their knowledge of their home real estate markets and apply it to other markets, unmindful of the fact that the laws involved and the local practices relative to real estate taxes, tenant rights, foreign ownership and income tax laws vary substantially from one country to the other which translate to risks for real estate investors.

With the hosting of the FIABCI ASIA PACIFIC SUMMIT in the Philippines , FIABCI-Philippines will be given the chance to present the current status of the Philippine real estate industry as well as present opportunities for real estate investments in the Philippines .

Gain deeper understanding and insight to the real estate developments in and around Metro Manila. B enefit from on-ground real-estate experience of the Philippines ' top developers.

Planned Unit Developments are l and development schemes comprehensively planned as an entity via unitary site plans which permits flexibility in planning and design, building siting, complementary building types and land uses, usable open spaces and the preservation of natural land features. Among the most popular planned unit developments in Metro Manila include the following:

Ayala Business District

The Makati Central Business District is the country's premiere business district, established by the oldest business house in the Philippines with interests in banking, insurance, telecommunications as well as electronics, founded in 1834. In 1988, it spun off its real estate division into an independent subsidiary, giving it greater latitude to pursue its developmental activities. Today, it continues to bring a depth of understanding and expertise to the development of mixed-use communities. It has gained the competence and experience to plan and design various large-scale projects and to translate these plans into commercially successful, progressive and high-quality developments.

Bonifacio Global City

Bonifacio Global City™, located in the progressive city of Taguig, and is backed by a partnership of two of the country's most reputable names in real estate development, shapes the vision of this premier business district. The new masterplan for the city center introduced four critical elements: a road network with a grid layout that would allow for more efficient traffic management; dedicated bus lanes for a managed public transit loop; pedestrian walkways which comfortably and conveniently link buildings to parking and transit systems; and well-distributed and broadly accessible park areas to serve as focal points.

Rockwell Center

Rockwell Center is formerly the site of Meralco-owned 130MW Rockwell Thermal Plant, named after James Chapman Rockwell, Meralco's first president. The Rockwell Thermal Plant operated from the 1950's to the early 1990's. Its shutdown in 1994 marked the start of this flagship project . The Rockwell Center , which sits on a 15.5 hectare site in Makati City , has been developed into a self-contained, mixed-use community consisting of high-rise residential towers, a sports and leisure club, office buildings, a lifestyle shopping center and a graduate school of law, business and government. This "city within a city", however, is far from done. More new and exciting projects for Rockwell Land are currently in the works.

Ortigas Central Business District

Ortigas Center is among the leading commercial and business district in Metro Manila, located at the boundary of Pasig City , Mandaluyong and Quezon City . With the improvements made in the Metro's major highways, like EDSA and C-5 and the development of quality mass transport systems like the MRT, it has become a prime location for both commerce and residential living. With the entrance of Asian Development Bank's headquarters and the transfer of Philippine Stock Exchange and San Miguel Corporation, Ortigas Center has been transformed to a major business hub. Moreover, the presence of hospitals and schools added attraction to potential residential consumers. During much of the past decade, there has been a consistent pouring of investments into Ortigas. And, at the start of the 21 st century, more than 50+ modern high-rise buildings dot the whole Ortigas Center skyline, totally transforming it from tranquil to majestic. The development of major malls, modern commercial and other posh shopping establishments in and around Ortigas Center has made the area the mall capital of the country – Robinsons Galleria Mall , The Podium, SM Megamall, Shangri-la Mall, MetroWalk, St. Francis Square , MC Home Depot,Tiendesitas and Amber Plaza .

Eastwood City

Situated within Libis, Quezon City, Eastwood City is a 15-hectare master-planned, self-contained city that offers an interesting mix of more than a hundred shopping and recreational amenities—from trendy coffee shops to fast food outlets, upscale restaurants, local and international boutiques and condo units, and is also distinguished as the country's first IT Park brimming with business centers that house IT companies and IT-focused educational institutions, placing the country on the global map of information technology. First-timers will be surprised by the energy and endless activity going on in the complex. There is just too much to do and things to see! What makes the place unique is its wide open spaces, al fresco dining, free-for-all vibe, and most importantly, the intersecting “City Walks” with tiled floorings that allows one to cross streets and jump from one establishment to another sans bumping into cars and a crowd of people. The whole concept is for people to “live, work, and play” within its 15-hectare property. It encourages people to walk since Eastwood is a pedestrian-friendly territory. With its cosmopolitan concept and architecture, visitors feel they are shopping in a foreign country. What's more, its pet-friendly environment allows people and their pets to roam freely within the premises (except the cinemas.) But the best thing about Eastwood is that, it lets people shop and watch movies until way past midnight .

Bay City

The reclaimed area along the coast of Manila Bay consisting of approximately 1,500 hectares comprises the Bay City .   The entire area which covers the stretch of Roxas Boulevard from the Cultural Center of the Philippines to the Coastal Road – Las Pinas area, including its shoreline, is divided into six component parts.   These form a potentially integrated planned community. The seven components are under the jurisdiction of four cities and a municipality.   These are the cities of Manila , Pasay , Paranaque , Las Pinas and the Municipality of Bacoor . The transformation of the reclaimed area will be realized with the cooperation of some of the major players in large scale property development.
