HOW OUR PROGRAM WORKS:

The RENT TO OWN process has two parts:
1)RENT and
2)OPTION TO PURCHASE

The RENT part is straight forward. Rent is set at a certain price per month (for example $600/month) for a certain number of months (usually 12 months).

The OPTION TO PURCHASE or OPTION FEE is when you pay a fee to lock in your purchase price on your chosen property for a fixed period of time (also usally 12 months). At any time during that period you have the right to purchase the property at the initial price (it cannot go up).

Example:
Let's say, for example, that you RENT TO OWN a house on 33 Briar Street for $80,000 for 12 months. If after 11 months it is actually worth $86,000 you can still purchase it for $80,000. Your price stays the same! (this is only an example and may not reflect what will actually happen. In some cases the house may actually go down in value.)

In addition if you aren't ready to buy at the end of your initial 12 months, you are given the chance to renew your option for 12 more months for a small fee.

HOW MUCH DOES IT COST?

The OPTION TO PURCHASE usually costs between 3% to 5% of the price of the house. In our example of the $80,000 house the option fee would be $2,400 to $4,000.

The renewal is usually between $300 and $1,000.

The option fee and first months rent are due before the move-in date.
