Mr. Johnny Parham Building Inspections Department City of Dublin Dublin, GA 31021 Dear Mr. Parham, The DHNA expresses appreciation to the Department of Building Inspections for fairly and diligently applying and enforcing the city code and zoning ordinances in our historic residential neighborhood. We thank you for listening to our concerns about our neighborhood and explaining the details of the zoning regulations. As you know, our residents are concerned about the activities occurring at the intersection of Duncan and Highland on the lot occupied by the old coin laundry building. We ask that all appropriate city zoning regulations be applied to that lot. In particular, please check to see if the accessory buildings are five feet from the lot line and in the rear yard. One accessory building apparently is located in the side yard. �Accessory buildings and uses incidental to each one-family dwelling, including private garages and noncommercial greenhouses, when placed upon the same lot or parcel of ground, provided that they are in the rear yard at least five (5) feet from the lot line.� Please make sure that the activities on the property are appropriate for R-2 zoning and are not business related. �Customary, incidental home occupations, including an office maintained by a person in the residence of said person. No more than twenty-five (25) per cent of the floor area of the dwelling may be used for such home occupations. No more than one person, in addition to family members, may be employed. No materials or supplies may be stored in the open or visible from adjacent properties. One (1) outside nonilluminated sign attached flat to the structure, two (2) square feet or less in area is permitted.� Please verify that the accessory buildings and any new or future structures conform to setback requirements from public allies and city streets. The lot is bordered on three sides by a public alley and two streets. �The side yard requirements for all principal buildings on corner lots shall be such that no corner lot building extends toward the side street more than ten (10) feet beyond the setback line established for buildings fronting on the street considered to be the side street to the corner lot. Accessory buildings shall conform to setback lines established on both streets.� Residents have also expressed their concern about the parking of large commercial vehicles on the lot. Also, residents have seen more than four vehicles are parked on the lot at night. Thank you for your help.
