The Landlord(continued)My next tenant was a nice looking lady who had just got shed of her husband, had two little girls, one about four years old and one about fourteen. Nice looking lady claimed she was now a man-hater and would forevermore not have anything to do with another man. Well, it weren't long after I leased my house to her that a MAN had moved in with the nice looking man-hating woman. So I reckon not only seniors have memory problems! A few months later Nice looking lady and her new boyfriend dumped her kids with her ex and went on a trip and left the water running in the kitchen sink.. with the stoppers plugged in! When they got back she called me and said there had been a leak in the water pipe under the sink and that she had had it fixed, but she didn't mention anything about damages to my house but she wanted me to pay the plumber. ![]() I didn't know about the water damage until I went over to collect my past-due rent. (Collecting past-due rent was favorite pastime of mine! Ha!) When I went in and saw the kitchen floor I thought my eyes had gone haywire. I took my glasses off, cleaned them real good just to make sure. The floor went up and down just like a roller coaster! Had to have entire kitchen floor replaced! Shortly thereafter the nice looking man-hating lady got married (she said) and they moved to another house. While cleaning up and repairing the house I discovered that they had drilled big holes in the floor (expensive hardwoods) in three rooms for their cable TVs. I was so thrilled I could hardly contain myself! ![]() While repainting and repairing the wrecked house one day a young kid came in and inquired about leasing. Well, he didn't look like he had a whole lot of surplus cash, but he assured me he could make the payments. Since I am (was) so trusting (stupid) I said OK. Then he wanted to know if he could give me one-half of the deposit in a week and the other half a week later. Again, I said OK, but alarms bells were beginning to ring. So he shows up a week later with some money. Problem was it wasn't half the deposit. He promised that he would have the balance for me in another week and again I said OK. Now you can see why I ain't cut out to be a landlord! So he shows up a week later just about the time I had the house ready to be leased. And this time he is still $20 short. Claims he misunderstood the lease agreement that he and his wife had signed. I say 'Ah hell, forget it, just make sure you have all the first month's rent when you move in next week. ![]() A week later he shows up ready to move in and presents me with a check for the full amount for the first month. Guess what? A few days after they had moved in, the check was returned to me with 'Insufficient Funds' stamped on it! By this time I finally realize I had made a very bad mistake. I go to see him and tell him the best thing they can do is stop unpacking and move O U T. Out! Gave him 24 hours to vacate the premises! By now I think I am beginning to learn this landlord business! The next day I go over to make sure they are leaving and fortunately they are. Glory Be! They are busy mopping the kitchen floor and it is covered with about an inch of water. They want to make sure they get their $20 short deposit back. I say, "Just get all that water up. I will return your deposit and you can leave." So I make another bad mistake and give them their deposit back and they leave. The next day I discover that the kitchen sink will no longer drain. I call a plumber and he comes over to unplug the thing. He has so much trouble he has to call for a helper and finally after about 4 or 5 hours they get the drain working. Plumber say, "I have never seen anything like this before. The drain was deliberately stopped up!" ![]() That little episode costs me another $300 so the ex-Tenant got his revenge for me kicking him out! (To be continued next month!) |
