     3.5% of the Gross is fair, this is usually negotiated, and varies from
2-5% depending upon the quality of your wind source.
In Minnesota, around Lake Benton, the farmers got $5,000.00 up front on
each tower for a thirty year lease, then 2% of the gross.  Also any
increase in your tax base attributable to the windmills should be paid by
the company installing the towers. Those towers shouldn't COST you an extra
nickel. Any damages to fences, roads or crops should be reimburse/or repaired.
     $4,500.00 per 1.5 megawatt works out to $0.03/kw This actually seems
to be a bit high.  Also, be careful that the people who are negotiating
your wind rights are the people who will be building the towers.  I am VERY
leery of speculators who are going around buying up wind rights, then
trying to resell them to the power companies to actually build towers.  In
this scenario your wind resources may never get developed.
