PLANNING AND ZONING COMMISSION

Town of Vernon

REFERENCE: Application for zone change from Residential to Planned Mixed Used Development of the property south of Reservoir Road and West of Mile Hill Rd., known as the Bray Property (PZC-2002-14).

COMMISSIONERS:

We are Tolland residents and live within 500 feet of the Bray property mentioned above.

We are opposed to the proposal to change the zone from the current Single Family Residential zone (R-40) to the proposed Mixed Use Development (MUD).

We are opposed, based on the following issues, which will effect both Vernon and Tolland residents:

• Development will result in increased traffic volume on an already busy road.

• Access will create dangerous intersections, especially with the requirement of stopping upon a dangerous hill.

• Property values will be negatively impacted.

• Potential development will contribute to increased sprawl. Already, many commercial developments in Vernon have been abandoned.

• Severe damage will be made to the environment as the parcel is close to the Walker Reservoir, Gage's Brook which feeds into theTankerhoosen River, and nearby wetlands, all below the property.

• Development of this parcel will result in loss of beautiful forest and animal refuge.

We urge the commissioners to deny the proposed zoning change.
